ᐅ How much does a semi-detached house cost? Is it much cheaper than a detached single-family home?

Hello everyone, I’m Mustafa from Aalen (BW).

I have been allocated a plot of land by the city. It costs 215€ per square meter (sqm) with an area of 557 sqm (6000 sqft).
I’m considering building a semi-detached house with a friend.
Here is what we have in mind:

Solid construction
About 130-150 sqm (1400-1600 sqft) of living space per person, spread over two floors.
I want a basement, he probably does not.
Either a gable roof or a mono-pitched roof.

Around 64,000€ per person would be due for the land, including notary and taxes.
How much should we expect to spend per person overall? We actually don’t want to spend more than 350,000€ per person in total.
Is this realistic?

I would appreciate some feedback.

For 350K, you can get a roughly 180 m² (1,940 sq ft) single-family house without a basement, with medium-level finishes, turnkey, in Bavaria.

I would estimate a basement at a maximum of 50K. Since your house is smaller and you can share many costs, it should be possible with some own labor or individual contracting, I think.

That’s tight, but it might work. It depends on the type of fixtures and fittings you want and how much work you can do yourself....

No one can give you a precise answer because nobody knows what kind of flooring, windows, bathroom fixtures, etc. you want. It really depends on many factors. But as I said, I believe it can be done!

A basement is probably not an option. It depends on the plot and how much work the original poster wants to do themselves.

Hello everyone,

thanks for the numerous replies. So, the plan is as follows: We would contract a construction company to handle the shell construction, and we would arrange everything else ourselves. My cousin has built twice by himself. He has a roofer, an electrician, and so on. So we have everything covered. It will not be delivered as a fully finished turnkey project.

One more thing: The city is causing some issues. I applied for the plot alone. They sold it to me. Reselling it, meaning to share the land price, notary fees, and property transfer tax, is apparently only possible to a limited extent. They want a financing confirmation from my friend by Friday, and this still needs to be decided by the local council. However, my friend only has a bank appointment on Tuesday.

One question: Let’s assume I buy the land myself. What I do with it after the purchase is not the city’s concern, right? Then you would just have to pay the notary and property transfer tax again?

It probably won’t be that simple.

The key issue is the zoning plan. It first has to allow for a semi-detached house, and the site coverage ratio and floor area ratio usually need to be unusually high. Setback requirements must also be met, and so on.

The plot still has to be subdivided, so the building authority needs to cooperate as well.

Financially, however, it should be feasible once the legal aspects are clarified. If you are familiar with many trades and can do a lot of the work yourself, it can also work out with a basement.
