Sunshine38719 Sep 2022 13:36Here in highly sought-after locations, developers are once again conducting shell inspections for new apartments. This hasn’t happened for a long time. When I visited during the open house and walked through the entire building, half of the units were still unsold (each apartment was marked as sold or not). The completion of the complex is expected in about six months. A year ago, projects like this were completely sold out even before construction started. What can be concluded from this? The boom is not only coming to an end, but everyone who still wants to sell their building plots now is facing a hard reality. Many infill plots from private sellers in good locations are now appearing online. It seems word has spread that selling quickly is necessary. However, with more land offers and fewer buyers, the time for the best price for a plot has long passed. Now, people want to quickly sell their inherited land, but not at the higher prices seen before. In the surrounding development areas, many houses are already without scaffolding and nearly ready for occupancy, but new foundations are hardly being laid anymore. About one-third of the area is built up on all sides, with many vacant plots in between. Is it really pleasant to live long-term in a partly finished neighborhood like this?
The long-awaited new development area has been completed since spring. Not a single excavator has arrived yet, even though all plots were once sold.
Apparently, some have been returned.
The homebuilders are no longer as optimistic, and cancellations are occurring, according to reliable word of mouth.

All of my trades still have plenty of work to do, especially the electricians, who are in high demand right now.
The building plots I pass on my way to work hardly make any progress. For one of them, the site was cleared at the beginning of the year, but since then it has been completely inactive.
I know from my local authority that construction projects for new apartment buildings are currently on hold. Prices per square meter are around 10€ per month including utilities for renovated older buildings in this area. (Dresden surroundings)

Having a bit more space around does have its advantages, and also the possibility to use neighboring plots for storing materials at first. On the other hand, I’d like to know where the neighbor is building so I can plan the garden accordingly. Two lots ended up with a real estate agent who wants to sell semi-detached houses there. Apparently, a company from the Stuttgart area is also involved now (they came for an inspection appointment the week before last)... The semi-detached houses in this rural area of SIG will probably not be priced below 650,000 (six hundred fifty thousand) if both parties are taking their cut. At that price, no one will want to buy, and they’re way too expensive as rental properties.

Myrna_Loy19 Sep 2022 14:45Near us, there is a new housing development with 12 plots allocated according to a local residency model with social criteria (income limits). The access road construction started in spring but has made no further progress. Even my neighbors, who are well connected in the local council, supposedly do not know why there have been no developments. Otherwise, construction sites in the region usually proceed continuously.
