Hello everyone,
I have a very important question regarding home renovation and extension. I recently purchased an older building and want to add a two-story extension in the garden as well as dormer windows on both sides of the attic. For this, I hired an architect who calls himself a CAD planning office. Now I am somewhat surprised by the fees he is charging. I have not signed a contract with him yet. However, he has already inspected the property. His scope of services includes the following:
- Review of existing planning documents
- On-site inspection
- Coordination with the structural engineer/surveyor
- Preparation of building permit drawings – existing conditions: floor plans, sections, etc., in four copies
- Preparation of building permit drawings – new planning: floor plans, sections, in four copies
- Calculation of living area
- Forms for building permit application, project description, parking space verification, static assessment sheet in four copies

He charges about 4,500€ gross for these services. Additional costs will apply for the structural engineer. My questions: Is this a high price for these services? How much does a structural engineer usually cost? Do I possibly only need a structural engineer since I plan to do the entire interior work and part of the exterior work myself? I would apply for the permits from the municipality myself. I should also mention the estimated costs for the exterior construction, which we expect to be around 80,000-90,000€.

Any advice or help is greatly appreciated!

Hi, I just received quotes for planning two dormer windows, including submission and building permit / planning permission. Both were between 4000 and 4500 euros. Since you also have an extension, is yours a good deal or is mine expensive?

Very reasonable price. Calculated according to HOAI or a flat fee?

It was done on a fixed-rate basis. According to HOAI, it would supposedly be significantly more expensive.
