Hello,
We are interested in a house that is currently for sale and are already in negotiations. We have now learned that there was a misunderstanding regarding the heating system. It is heated with a heat pump; until now, we thought there was underfloor heating. It has turned out that the heating is only provided through the central ventilation system, essentially using warm air. The seller presents this as a particularly high-quality heating system that was even more expensive. We would have found underfloor heating, at least in the bathroom, very comfortable.
Can anyone share information about this type of heating? What are its advantages and disadvantages?
The house was built in 2002 and has approximately 145 m² (1560 sq ft).

Hello, it’s me again.
I finally received an electricity bill for 2014/15. I took a photo of it and sent it via message, but at least the first page is missing, so it’s quite unclear.
To be honest, I am quite inexperienced regarding heating costs for a single-family house, but this seems incredibly high to me.
Here are the key facts again: timber frame prefabricated house, about 145 m² (1560 sq ft) of living space plus a finished, heated basement with a sauna. At that time, two people lived in the house.
If I understand correctly, they used 18,314 kWh of heating electricity, which amounts to €3,762 net, plus 4,991 kWh of household electricity, costing €1,457 net.
That adds up to a total of about €5,200 per year in 2014, including taxes.
Looking back to the previous year, it can also be seen that consumption increased by 50%.

Something’s definitely not right.
Or is the house being heated using the sauna in the basement?
I would openly ask what’s going on there. 18,000 kWh of heating electricity. Assuming there’s at least a seasonal performance factor of 3, that means over 50,000 kWh of heat. Unbelievable.
If there’s no plausible explanation for that, I would strongly advise against buying. Something is wrong, and anyone who isn’t transparent about it doesn’t deserve your trust.

To be honest, I’m quite shocked myself.
I know he had registered his company at this address for a while. If he and his wife were doing office work at home all day, that might explain a high bill when it comes to “normal” electricity. But the really worse issue is the heating electricity.
He has always been vague whenever the electricity bill was mentioned, saying he always had a high bill because he used the heat pump’s cooling function a lot. But that amount seems unbelievable, doesn’t it?
