ᐅ Preliminary Floor Plan Sketch – Room for Improvement?

Hello everyone,

I would really appreciate your help with my situation!

Plot: 605 m² (6500 ft²), width 18.7 m (61 ft) – length about 32.x m (105.x ft)
Current house size: width 8.09 m (27 ft) – length 11.84 m (39 ft) (length and width can still be changed)

At the moment, I’m really struggling with the layout of the ground floor. I’m quite unsure about the arrangement of the rooms. Everything is still open to change.

The living room should be relatively large and face west, the kitchen definitely needs to be closed off, and there should be a pantry, a study, and a utility/technical room. The layout of these rooms is still completely flexible. What do you think of this current floor plan? The double garage will be built right on the property line, so there will still be a passage about 3 to 4 m (10 to 13 ft) wide at the bottom leading to the backyard.

In the southwest corner of the living room, there are currently two fixed large windows designed to replace a conservatory. The upper door is meant to be a terrace door leading out to the backyard.

All doors could also be sliding doors, although that might only make sense for the pantry or for the entrance to the living room from the kitchen/hallway.

An advantage of placing the pantry here is that it wouldn’t require a window, since the double garage is blocking the exterior wall.

Once I have the ground floor roughly finalized, I can focus on the upper floor, otherwise it’s driving me crazy. I think that the arrangement of the halfway staircase landing will make it somewhat easier to divide the upper floor into four reasonably sized rooms.

I would be very grateful for any further tips!!

Accessing a house from the short gable side is always problematic because it usually results in a long corridor in a traditionally designed house. To me, it also unfortunately looks more like a series of connected rooms. For example, where would you place a kitchen unit or accommodate a wardrobe for four people?

I believe the floor area is either too small or awkwardly planned for everything you want to fit in 🙁
Does the pantry seriously have only 52 cm (20.5 inches) of interior width? That’s far too small to store anything useful; you might be better off with a storage cabinet in the kitchen.
And as already mentioned, there is no space for a cloakroom.
How about swapping the guest toilet and utility room and recessing the toilet a bit? Then you might at least be able to fit a small cloakroom in front, and the entrance wouldn’t feel so narrow.
I’m also not a fan of the upper floor; the rooms are quite uneven in size. If the staircase is moved, the layout upstairs could be better balanced. What is the small room? Storage? On the nice south-facing side?

Swapping the utility room with the guest WC would definitely be a good first step.
There is of course the option to enlarge the house, but I want to avoid the extra costs, and it wouldn’t really make a significant difference.

From a layout perspective, it would make sense to place the living room along the longer side, but then I would have the neighbor directly to the south, right in front of the window.

The small room upstairs is intended to be a storage closet. However, I want it to serve as a walk-in closet for the adjoining bedroom. Also, I would like to carve out a small storage room from the large bathroom.

In my opinion, the pantry is also much too small. I don’t understand what the architect was thinking. The location is not ideal either. This space should actually accommodate the kitchen corner in an L-shape.

So, I would be very grateful for any improvements and advice...

How is it that, for example, the width of the house is exactly eight meters nine (8.09 m) wide? Do the unusual measurements relate to a specific template?

I also wonder about the exterior wall measuring exactly 29.5 cm (likely a cavity wall, according to the drawing). Is the storage room labeled "3" there intentional (and if so, why, considering the huge garage), or just a leftover space?

Overall, it's not really clear to me what is intentional and what just happened by chance.

This is a prefab house built with a timber frame structure. The dimensions are based on a modular grid system. So, if I want to make the house larger, it would be increased by grid units (about 67 cm (26 inches) per grid). Why it ends up exactly at 8.09 m (approximately 26 feet 6 inches) I can’t say for sure — it might be due to the architect’s software or because the drawing is still somewhat imprecise.

The room layout is intentional, but the exact room sizes have not yet been finalized. I find the kitchen, pantry, and living room a bit too small, while the guest toilet is too large.

Storage room 3 upstairs is, as mentioned, possibly going to be converted into a walk-in closet for the adjacent bedroom on the west side (shown in the photo above). I don’t think having a storage room like that is a bad idea, especially for vacuum cleaners, toys, or other things I’d otherwise leave lying around.

This evening, I plan to furnish the house and definitely swap the utility room with the guest toilet. That way, I can create a coat area right at the entrance. In my opinion, the guest toilet is too big since we won’t need a shower downstairs.

I definitely have an issue with the pantry. The location is really quite inconvenient.
