We have been advised against choosing a prefabricated house because it is supposedly too noisy inside. You can apparently hear everything from the neighbors above and below. What are your experiences?
Also, it is said that prefabricated house companies currently have so many orders that construction takes at least one year. Is anyone building right now? Can you share your experience?

Is your sister also inexperienced in the field of apartment building?
By the way, my question was aimed at whether you are acting as the client here, or for example as a spokesperson for a building cooperative consisting of half a dozen families. So you probably inherited a building lot together and now want to develop it; after finishing a multi-family building, it should belong to you both as a whole; and likely provide for your retirement.

I did not doubt that. However, a construction company does not provide adequate advice on such a project: they only show you how to arrange building materials into a structure. The fate of your assets does not concern them. Let’s assume you get divorced / your sister moves into a care home / your heirs consider their heirs to be fools, etc.: nothing is worse than a jointly owned six-family building in such cases. Knowing that Builder A offers a lower price than Builder B will not help you at all. No construction company will recommend forming a property development partnership (GbR) for you; nor turning the property into condominiums and, for example, distributing them directly to the children—assuming you have three children together (1, 2A, and 2B), one apartment would go to child 1, one each to children 2A and 2B; later, the inheritance would only include shares in the “Two Sisters & Co Real Estate KG,” which owns apartments 4, 5, and 6 and manages all six units. Neither Builder A nor Builder B will explain this to you—they will just quote prices for 598 sqm (6434 sq ft) of Poroton or 603 sqm (6493 sq ft) of Ytong.

If you want to avoid “falling victim to opportunists” with your budget for a six-family building, first seek significantly more comprehensive advice here than just asking for a builder’s offer, and second, take any preliminary designs that come up in the discussion to an independent architect.

The construction lawyer is probably not the right expert for the risks I mentioned. A shared loan would require shared collateral. The question of who can build the house on the plot affordably and with minimal defects is only “half the battle.”
