We have been advised against choosing a prefabricated house because it is supposedly too noisy inside. You can apparently hear everything from the neighbors above and below. What are your experiences?
Also, it is said that prefabricated house companies currently have so many orders that construction takes at least one year. Is anyone building right now? Can you share your experience?

We signed the contract in March 2019, earthworks and basement construction started in November 2019, the house was erected in December 2019, and moving in is planned for April 2020. Without the work we contributed ourselves, moving in would probably have been possible as early as March 2020.
Solid construction would have had longer lead times for us because here in Bavaria the "good" solid builders are much more booked up. However, we did not choose a large prefab manufacturer either but selected one that only builds in southern Germany. Just because of the lead times, a company like Fingerhaus would not have suited us (current waiting time about 21 months according to the seller). With them, a solid build could actually also be realized. I’m also from Bavaria. Which provider did you build with?

We are building with Fischerhaus from Bodenwöhr.
Unfortunately, I don’t know how their soundproofing performs in relation to a multi-family house. It might be possible for a consultant to arrange a viewing appointment in already occupied homes. That way, you could get a more detailed impression.
We are only building a single-family house with a basement, so I can’t provide any information on that.

Doing so will lead to major problems. Typical prefabricated house manufacturers (timber frame construction) are not suitable for your project because they do not offer multi-story residential buildings in their portfolio and are well aware of the limitations of their systems. These limitations concern party walls and ceilings in multi-story buildings. You won’t be able to avoid using solid construction here. If you come from Bavaria, you might want to check out the “Sonnenhäuser” in Friedberg. They used a lot of Lignotrend, but with architects involved. I would strongly recommend involving architects for multi-story residential construction anyway.
