Dear community – I have a question about eaves height,

I would simply like to hear your opinions based on your own experience.
We have purchased a plot where the development plan specifies an eaves height limit of 4.5 meters (15 feet). By maintaining an increased distance from the property boundary, the eaves height can be raised up to 6 meters (20 feet).

Now, we are receiving different statements from various general planners about whether this eaves height is achievable or not.
Since many strongly claim that it cannot be met under any circumstances, we are uncertain about its feasibility.
We don’t want to sign a contract and then find out when submitting the building permit / planning permission application that it is not possible after all.

We also have a plot with an eave height of 6m (20 feet) and did not want a knee wall on the upper floor. A prefabricated house supplier told us this would not be possible with a 6m (20 feet) eave height. The current construction company said at the first meeting that it is not a problem...

And how far along are you in the planning/building process? We are in the same situation, after all.

Take another look at my and Payday’s posts. A 6m (20 feet) eaves height should not be a problem.

Unless the reference point is significantly below your slab level.

The building permit / planning permission has been applied for. If everything goes well, construction should start in October.

A ceiling height of 2.7 m (9 ft) is not possible, but as Payday mentioned, 2.5 m (8 ft 2 in) is sufficient...

Hello, with 6 meters (19.7 feet) you can achieve the eaves height, which is possible for 2 full floors without roof recesses.

As Payday already mentioned.

Thanks to all of you. Your experience shows me that it is definitely possible.
I will emphasize the topic more strongly again in the discussions with the general contractors (GCs).
