ᐅ Challenging Building Plot – Is It Worth the Purchase Price?

Hello everyone,
I’m looking (again) for some advice from the experts here. There is a plot of land about 35 km (22 miles) from Stuttgart that my partner and I might be interested in. It has an area of 425 sqm (4,575 sq ft), but with some restrictions, if I understand correctly. The official land value in this area is €600 (about $650) per sqm, and the asking price for the plot is €350,000. What bothers us are the two garages on plot 1848, which look completely neglected (actually close to demolition, especially from the back). And of course, there is the access path that would run directly past the house. The plot plus additional costs would use up all our equity. There are two of us, but we would need about 110 sqm (1,184 sq ft) of living space and maybe 30 sqm (323 sq ft) of storage/utilitarian space. Also, a carport. According to the seller, there is no obligation to build. The builder of the house on 1849/1 is related to the owner of 1849.
Is it feasible to build a house on this plot that meets these requirements? Are there deductions when valuing the plot as equity? How would the living quality be assessed – also with regard to a possible later sale?

Me too, but not from your perspective. Rather, it’s more because of the way you’re searching. This plot wouldn’t have interested me at all.

Is the situation really this poor just 30 km (18.6 miles) from Stuttgart that one would consider a plot like this?

If you don’t value having a garden, it might be acceptable. But in my opinion, it’s not worth the price.

All right, thanks for the information. We have indicated to the owner that a purchase would only be considered with a significant price reduction. Additionally, it still needs to be clarified whether a carport might be possible after all. We assume that we will have to continue searching.

Yes, in the commuter belt about 30 km (19 miles) around Stuttgart it is extremely difficult to find a nice and affordable plot!

Plots of around 380 sqm (4,090 sq ft) are offered and purchased here as suitable and a good size for a detached house. Many plots for semi-detached houses are even smaller, same with row houses.

Prices range between €700-1200 per sqm (around $700-1200 per sqm), depending on the plot and transport connections (S-Bahn!).

Municipalities allocate land based on a points system, and all plots are sold and built on very quickly. Private plots are even more expensive and rarely available, at least not publicly.

If you can’t spend nearly half a million euros on a plot, you inevitably have to choose a smaller plot or move further out into rural areas.

Larger plots in the commuter belt are often replaced by demolishing older buildings, then divided, or replaced by apartment buildings. Sometimes the garden behind a house is built on with a second house.

In this case, probably the first scenario happened: the old building was demolished, the first heir kept a nice plot of about 6xx sqm (6xx sq ft), built on it and paved his driveway to the street.

The remaining front part of 425 sqm (4,575 sq ft) is now offered online as a nice, flat plot by the co-heir without mentioning that the rear part has a building ban.

The price is outrageous, especially considering the building ban and the driveway that have to be deducted or realistically factored in. Personally, I would not buy this plot for that reason alone, as I wouldn’t want neighbors like that.

@almaron The plot has been offered by the owner directly since 11/24, but it obviously isn’t selling quickly. At the same time, a real estate agent is marketing it at several higher prices (the price reductions are ongoing); this evening it was re-listed just below the owner’s price.
