ᐅ Decision Support for Different Floor Plans

Hello dear community,

We currently have three general contractors (GCs) shortlisted for our house construction.
We basically like all three floor plans and they are quite similar in principle.
Nevertheless, each floor plan has its small strengths and weaknesses, and I would be interested to know if you have a preference or see any points we may have overlooked.

Homeowner Requirements
Basement, floors: No basement, 1.5 floors
Number of people, ages: 5 people; 31 years, 31 years, 4 years, 2 years, 0 years
Office: 1x home office (100%)
Annual overnight guests: Rarely or never
Open kitchen, kitchen island: Open and modern

House Design
Planner: Designer from a construction company

What do you particularly like? Why?
FP1: Staircase not directly in the entrance
FP2: Well-designed upper floor bathroom, master bedroom facing northeast
FP3: Quite balanced overall, but not our preferred GC

What do you not like? Why?
FP1: Office a bit small and awkward; upper floor bathroom too large under the sloped ceiling (since we don’t need a bathtub)
FP2: Upper floor bathroom not located above the utility room, causing some issues with the drainpipe
FP3: ---

BMW has had this feature for a few years now; mine happily reverses out automatically for up to 50m (164 feet) of driving distance 🙂

Three kids... 4, 2, and 0 years old. And you want to regularly park 100m (330 feet) away from your single-family home?
Sorry, that’s a rather unrealistic view you’ve gotten used to because your partner basically hasn’t worked full-time for years.
No criticism intended, it was the same with us. My wife stayed home for about 1.5 years with our second daughter and eventually lost any sense of what returning to full or partial work would be like...
When things kick off again and you’re under pressure, even 10m (33 feet) to the car in the morning can feel like a disaster, since kids always seem to forget something when you’re in a rush.

Cars that park themselves, even remotely, have been available for a while.
But given the financing you shared in another thread here, vehicles in that price range won’t be an option for you in the next 5 to 10 years.
You’re not aiming for a luxurious lifestyle, but rather want to save or pay down every spare cent...

Here’s the first catch, where the desire for a more modern car kicks in. And believe me, this won’t be the last desire you experience.
Once you’re living in a nice new build, you won’t want to see all the old junk from the rental apartment anymore. All those temporary solutions... well.
