Hello @all!

I am planning to build a semi-detached house in the Ruhr area. After reading several discussions here about costs, many of which were very informative, I wanted to ask if you could provide a cost estimate for our small home...
As a layperson, it is quite difficult to realistically assess the price quotes.

Basic details:

Semi-detached house with 2 full floors
Hipped roof (not converted into living space)
7.6m x 10.7m external dimensions
Brick-faced facade
KfW 70 standard or better
Basement (watertight shell)

What costs (turnkey) are realistic?
How much extra does the basement typically add?

I can estimate the additional costs (land, purchase, temporary power supply, landscaping, garden, etc.) fairly well—please only estimate the costs for the house itself. Thanks ;-)

Best regards
Micha ;-)

How can anyone undervalue a basement so much? 😱
In summer, the beverage crates end up in the garage at a cozy 25°C (77°F). You can only buy potatoes, apples, onions, etc., in small amounts. Laundry either stays in the living areas, or you should plan a utility room of at least 15m2 (160 ft2).
Your children’s band plays drums and guitar in the living room.
Workshop → Large garage planned?
The full basement was one of the most important criteria when we recently bought a house, and I’m glad that basements were built a lot more often in the past. The trend these days is different, though.
