Hello dear forum community,
we are planning to build a single-family house with a general contractor. The building will be an energy-efficient house 55 built in solid construction with 2 full stories and no basement.

We would like to hire an independent building expert to carry out construction monitoring on our behalf. For this, we have the following questions:

- How often does such an expert need to be present on site?
- At which stages of the construction process must the expert be present?
- What costs can we expect?

Points a and b depend on the individual construction project (building structure) as well as the planned technical process.
“Critical points” include, for example:
- Foundation work => structural engineering
- Dew point issues
- Airtightness, thermal bridges
...etc.
The costs should correspond to the necessary effort and, in my view, are money well invested.
Not least, being on site also provides (directly or indirectly) valuable information about the overall situation of the contractor.

Hello Sascha,

get a quote from a construction supervisor. A reputable construction supervisor will also provide you with a breakdown of the estimated hours along with their offer. Furthermore, they will give a detailed description of the services they are offering you; if not, stay away.

However, this will cost you a few thousand euros, which will likely be worth it.
