We currently have a general contractor (GC) in the running who we really like and who has a good reputation in our area.
However, when I asked about a controlled ventilation system, I was shocked. They quoted around €14,000 (about $15,000)! For 133 sqm (1,433 sq ft), I find that almost outrageous.
A decentralized solution with four units is supposed to cost €8,000 (about $8,600).
My plan was actually to have the ventilation system designed by a specialized company (for example, the manufacturer or a ventilation expert) and to handle the installation myself with a heating engineer friend. Even if it requires reinforcing the ceiling and adding a few ducts in the walls, €14,000 as a non-professional just doesn’t make sense to me.
The GC insists that if the ventilation system is removed, the entire heating/plumbing trade would have to be removed as well. I don’t understand the connection, but I would prefer not to do that.
What do you think about this statement?

What exactly will be installed?
What type of heating system will be used for the central installation?
For decentralized systems, the coordination between trades is not clear to me.
In our case, the general contractor handles the decentralized ventilation, and we subcontract the heating and plumbing work ourselves. It’s unclear whether there is any technology that would prevent this approach here...
Always keep in mind that even when self-managing, the electrical trade is also involved (power supply and control of ventilation, thermostats, distribution panels) – so clarify this in advance.

do you happen to know the manufacturer of the controlled residential ventilation system? That might help some experts in the forum to better assess the situation. Unfortunately, I cannot assist you with the price or whether it is expensive or not. But as mentioned, there will surely be users here who can help.
Regarding the trade involved, my understanding is that if you decide to carry out some work yourself, everything related to that automatically becomes your responsibility. In your case, this probably applies to the ventilation system in connection with the heating/plumbing trade. For a central system, the connection with those trades makes sense to me, but not for a decentralized system. After all, who would be liable in case the ventilation system is not installed properly? You might find additional information under the term “retroactive self-performance.”

Saving by using subcontractors is reasonable only if the provider has fulfilled their contract. Anything else leads to problems that anyone with common sense would want to avoid. At least in the setup with a homeowner and a general contractor.

We had an initial discussion, and we expect to receive a quote soon. The standard heating system is gas/solar. An air-to-water heat pump with underfloor heating in the ground floor, upper floor, and basement hallway is expected to cost around 9,000 € (approximately 9,900 USD) extra, which I found to be reasonable.
The additional controlled ventilation system with heat recovery is said to cost 14,000 € (about 15,400 USD). I can only provide the exact technology once the quote is available.
The decentralized units also include heat recovery, so I assume these are individual devices.

Wow – if the surcharge for the air-to-water heat pump compared to the standard system already requires this additional cost (it should be nearly cost-neutral; even in Bavaria), then the following paragraph
must actually refer to the pure costs of the controlled ventilation system and in my opinion are unreasonable; even in Bavaria!
My advice: look for another supplier
