We currently have a general contractor (GC) in the running who we really like and who has a good reputation in our area.
However, when I asked about a controlled ventilation system, I was shocked. They quoted around €14,000 (about $15,000)! For 133 sqm (1,433 sq ft), I find that almost outrageous.
A decentralized solution with four units is supposed to cost €8,000 (about $8,600).
My plan was actually to have the ventilation system designed by a specialized company (for example, the manufacturer or a ventilation expert) and to handle the installation myself with a heating engineer friend. Even if it requires reinforcing the ceiling and adding a few ducts in the walls, €14,000 as a non-professional just doesn’t make sense to me.
The GC insists that if the ventilation system is removed, the entire heating/plumbing trade would have to be removed as well. I don’t understand the connection, but I would prefer not to do that.
What do you think about this statement?

If heating and plumbing are completely removed from the contract, there is really nothing left for you to build on. The bare shell essentially belongs to you; at most, you’ll have disputes with the electrician and your heating specialist. You will also need to keep to the schedules yourself.

I have just recently gone through this topic myself and had very good experiences with your idea of having the system designed by professionals but installing it yourself. As the house project became more concrete, I visited several trade fairs and found a company that could offer exactly that. They designed the system, delivered it, and finally commissioned it properly, including precise calibration. The whole process cost me about €7,000 (living area 130 m² (1,400 sq ft); 5 supply air vents, 4 exhaust air vents; no basement). Based on that, I would say the €14,000 estimate is quite high, even when adding around €2,000 to €2,500 for installation.
