ᐅ Bungalow120 Roofing Design: Opinions, Tips, and Experiences

I’m new here.

My question:
ROOF
Hip roof 30°
Attic is not finished.
For future use/expansion, a standard staircase is already being planned. Additionally, connections are being routed upstairs to make later finishing easier.
For a house measuring 12.5 x 11.6 meters (41 x 38 feet) with a roof overhang of 70cm (28 inches), I think an attic conversion is quite feasible.
No windows are planned for now.
The planned house stands alone and is situated at a high location, so it will be quite exposed to wind and weather (hence the hip roof).
Questions:
1. Do you have experience with a similar design and can give me advice on what to watch out for? Is there anything about this plan you would advise against?
2. Would you recommend building the floor/ceiling as a wooden beam ceiling or concrete slab?
My planner said that with a wooden beam ceiling, only drywall partitions would be possible later due to load-bearing concerns. According to my planner’s estimate, there isn’t much difference in cost.
3. Clay roof tiles are planned for the roof.
As far as I know, clay tiles are more expensive. On the other hand, concrete tiles are supposed to be good nowadays.
What has been your experience? What would you recommend?
