Hi everyone,

I have a somewhat unclear question to ask... We were recommended a building planner by acquaintances, who also has his own shell construction company. The rest of the work will be contracted out individually. I can't seem to find any information online about this kind of arrangement... Has anyone had any experience with this or can share some insights?

The general contractor (GC) basically has a construction company and probably works together with other firms. In the end, they should be able to offer a turnkey fixed price. After that, you can still say that you would prefer to use another company for, for example, plumbing, and they remove that trade from the contract so you can get a separate quote.

In my case, it will probably be similar: a GC (who has their own construction company for structural work and planning, etc.) will provide a turnkey offer on site, and I already know which companies I want to build with for certain trades. For me, this concerns carpentry/roofing as well as plumbing and electrical work. The other trades will be assigned elsewhere or I will obtain separate quotes.

So is this really that unusual? 🙂

we are also considering a similar option and I am uncertain about the contractual aspects. What should be taken into account?
