Hi everyone,

I have a somewhat unclear question to ask... We were recommended a building planner by acquaintances, who also has his own shell construction company. The rest of the work will be contracted out individually. I can't seem to find any information online about this kind of arrangement... Has anyone had any experience with this or can share some insights?

Oops, some of the text was missing 😉 The whole housebuilding topic is a bit confusing for me!

So, as a first step, he listened to our wishes and so on, then he passes these on to his architect to create the initial designs and carry out a cost estimate. If we actually decide to build with him, he takes over the site supervision, and the shell construction is done by his own company... the remaining trades will then be tendered and awarded. Somehow, I’m skeptical; it doesn’t all sound very straightforward... or is this kind of arrangement normal/common?

Ask to see a house he has built and have a conversation with the owners about their experience throughout the process.

I’ve already done that, but I’m still not 100% sure 🙂 I’m just very cautious since it involves a lot of money… that’s why I was interested to know if there are any experiences or references in this regard.

The only issue seems to be that you do not have a fixed price that a general contractor (GC) could provide you. If the GC delivers the complete shell construction, you already have a solid foundation. However, make sure to secure a retention of 5%, as stated in the Building Code § 362a.
