Hello everyone,
Our new detached house construction will probably start in autumn. We are building a solid (masonry) house with a general contractor. In my plans, I have included a double garage with a large sectional door and a storage room (9m x 6.5m (30ft x 21ft)). This is also included in my budget. Now, the prefabricated garages (steel, concrete, wood) all have their pros and cons. Therefore, we want to build the garage as a masonry structure. I am already redesigning the garage to submit it with the building notification / building permit application.
My difficulty now is finding a supplier who builds custom masonry garages at all! I get almost no responses to my email inquiries to local construction companies, even though the garage is planned for around spring 2020 and the foundation and structural design can be done through my general contractor. So far, I have contacted only four companies, and one company declined to provide an offer due to their workload.
What options do I have as a homebuilder if I want to build the garage myself? Doing this entirely on my own seems quite difficult. I would prefer to hire a professional company and assist with some of the work myself. The construction itself can start later, but I need the garage earlier since we have no basement (storage space).
Has anyone had similar experiences? Or did it end up being a prefabricated garage after all? Any tips on how to get a construction company on board during this high-demand period?
PS: A carport is not an option for the long term.

Small, local businesses and email don’t work together. The only solution is to go there in person and be patient. Even here in the countryside, everyone is booked for 1-2 years. This leads to situations like with my neighbors: a small carpentry company quoted 16,000 euros just for a shed roof of a garage measuring 80 sqm (860 sq ft), made of trapezoidal metal sheets (not insulated) on existing masonry. This price was only for the rafters and metal sheets.
As long as you have some basic DIY skills, building it yourself is not complicated. However, you should be familiar with geometry to properly lay out the corners (right-angled triangles).
Waterproofing against rising damp is not simple, so I would recommend having the base slab professionally done.
Regarding the roof, I’m not sure what I would prefer, but it should definitely match the house.
