We have developed a detailed plan for how the house will be built inside and out. Due to the large living area, my wife and I have different opinions on who can deliver the project to our full satisfaction.
I am in favor of handing the project over to a general contractor, while my wife prefers involving an architect who would tender the individual trades and manage the contracts.
She is concerned that planning with a general contractor might not be ideal when it comes to technical aspects like heating system design or electrical installation.
Which companies in the Wandlitz area have you had consistently positive experiences with?
Friends of ours suggest that it might also make sense to request offers from reliable solid companies in neighboring Poland, for example for the structural work.
It would be great to receive some well-founded advice from a "new resident."

The example of the robber was not even unusual (we had actually addressed all the main risk areas in the discussion), but it significantly contributed to why I now set the general contractor limit so strictly low and without humor.

From a structural engineering perspective, it’s like child’s play. There are no critical points where you would say "only a specialist could handle this."
No balconies, just a single central staircase from the ground floor to the first floor. Only vertical walls, no sloped ceilings. Very clear lines without awkward room layouts or unnecessary transition spaces.

There are just things you can only respond to with a Dujardin, and for others you need a Doornkaat.
And you can also easily create a bedroom behind a bathroom without any complicated structural calculations, which will surely become a trend soon (here in the forum, a talented self-builder in Saarland is doing it based on a design inspired by Bien-Zenker Wuppertal, and another one is doing it in the Westerwald with Stommel Haus – which, as a narrow-minded killjoy, obviously doesn’t make sense to me in either case).

For a project like this, we will have an external expert inspecting each trade promptly to ensure dimensional accuracy and that the work complies with the detailed plans regarding the constructed components. The site manager alone is not enough for us.
