Hello

At my age, it’s happening again. I’m getting a motorcycle (my wife is too, so two in total). Since I don’t want to have to squeeze the bikes into the garage every time, I’m planning to build a garage for them.

I have plenty of space. I prefer calcium silicate bricks. I’m thinking of using max 17.5 cm (7 inches) thick, possibly 11.5 cm (4.5 inches). External dimensions: 200 x 300 cm (79 x 118 inches) and 230 cm (91 inches) high.

I will check with the building authority whether this requires a building permit / planning permission.

I’ll build the garage myself. I need to save money. Besides, I enjoy working with concrete.

Are there any must-haves I should include? Please give me your input.

Hello

I just had an informative conversation with the building authority.
A garage up to 30m² (320 ft²) does not require a permit. However, the areas of multiple garages are combined. My garage is about 42m² (452 ft²), so the new one will require a permit.
The official said that I could draw the plans myself and submit the building application (simple building permit procedure § 64 Bau = NRW 2018) on my own.
How do I make the drawings? Should it be 1:10 scale, or are there specific requirements? Is there any information available online? I want to save on hiring an architect. Unfortunately, the one who designed my house and my climate cellar no longer works. And finding someone for such a small garage will be difficult.
Any tips?

City of Detmold (is it located in NRW or?)

Simplified Building Permit Procedure

The construction drawings (floor plans, sections, elevations) must be submitted at a scale of 1:100 and include all information required according to § 4 of the building inspection regulations.

I would recommend a bit more space. Plenty of light, enough power outlets, and one or two anchors in the ceiling to hang the motorcycle. Also, room for the lift.
Then shelves to store necessary sprays, chargers, cases, bags, etc.
If there is too little space in the house, you can also store the motorcycle gear there.

Hello

Everything with the building authority is settled so far. OK, the 1:100 scale drawing might be a bit challenging. A friend who is an architect will help me with that.
The garage will have external dimensions of about 230 x 350 cm (90 x 138 inches) and will be built with 17.5 cm (7 inch) calcium silicate blocks. Does anyone know the standard module sizes offhand? A few centimeters extra are possible. Less is not.
Now it’s about the gate: the drive-through opening will be approximately 180 x 200 cm (71 x 79 inches). Is there a gate available in this size that is also affordable, or should I consider an aluminum roller shutter? I need to check prices for that.
Tips are always welcome.
