ᐅ Poor Workmanship in Plumbing?

Hello,
we built our house almost 5 years ago, so the warranty period is now coming to an end... And, as luck would have it, the problems are starting...
We have an issue where our drain has been clogged for almost two years, and especially that there is a very loud gurgling noise coming from the drain, both when water runs off and when the dishwasher is running. I have attached a picture showing how the pipes are laid out.
Since we couldn’t get any help from the plumber who installed everything, we have now contacted another plumber who told us that the work was poorly done. He says the gurgling is caused by a missing ventilation for the “kitchen circuit.” Of course, the original plumber denies this, and now we are at a loss and unsure who is right. Does anyone have experience with this and can confirm whether ventilation is really necessary in this case or not? I would be very grateful for any opinions.

Hello,

try searching for "air admittance valve" (available from 32-125mm (1.25-5 inches)). You can also install them later into the kitchen drain. Use a T-piece, put the valve on top, and connect the sink trap from the front or side.

This works quite well for us.

All drain pipes that run at least up to the upper floor must be properly vented, just like in your guest bathroom.

So, the person who built the house already tried to install this "mushroom vent" for ventilation, placing it under the kitchen sink on the drain pipe... It still gurgles, didn’t help at all... But we still got a hefty bill from him :-(.

Is there perhaps any regulation or guideline or something like that stating that, in our case, a vent pipe should have been installed leading up to the roof? If so, I could point that out to him and demand corrective work...

Maybe it would be possible to run a pipe from the dishwasher connection along the wall over to the guest bathroom drain, embedding a pipe inside the wall... Would that be sufficient, or do they have to open everything from the kitchen all the way up to the roof?

Oh man, what a mess!!!!

Everyone, pay attention to the vent pipes leading up to the roof when building! It was our first house, so you just don’t know what to look out for yet...
