ᐅ Rear lot development infrastructure costs?

Hello everyone,

On Saturday, we might buy a plot of land – and those are really scarce here.
The downside (or however you want to see it) is that it’s a rear lot, or a plot set far back from the street. The driveway is about 35 meters (115 feet), and the distance to the house is probably around 40 meters (130 feet).

A quick question: WHO has a similar plot and can tell me how much the costs are (especially for earthworks) for such a long access road? Of course, development costs and utility connections vary, but I would be extremely grateful for a rough estimate since I have no idea.

Hello BeHaElja,

but the municipality or utility providers do not provide information about the earthworks – I have to ask the civil engineering companies for that, right? Now I am completely confused.

The municipality and utility providers handle the allocation for electricity, water, and street-side wastewater connection – and there are set prices per meter for this.
You are responsible for the wastewater connection on the property side yourself.
At least, that was the case for us.

Examples of Development Costs:

Plot size: 700 m² (7,535 ft²); floor area ratio: 0.7; site coverage ratio: 0.4;
Municipality: e.g., Oldenburg
Sewer connection: €3,675.64 (Calculation: 700 m² x floor area ratio x €7.5013 / m² = €3,675.64)
Stormwater connection: €800.80 (Calculation: 700 m² x site coverage ratio x €2.86 / m² = €800.80)
Water supply: €1,466.24
Gas connection: €951.00
Electricity connection: €1,364.13
Road access: €15,422.40

This results in development costs totaling €23,680.08.

These development costs may already be included in the land price. To find out if they are included, check with the seller or the local municipality. Land value reference prices also reflect this factor.

We were given a forecast of €32,000. We will check again ourselves as well. It certainly depends on the location.

I also consider EUR 30,000 to be realistic... public connections, local telecommunications, and access roads.

Sorry... but that doesn't add up. The €15,000 traffic infrastructure costs are excluded in a rear lot development... besides, it would then be €23,000 and not €32,000 (?). Or am I mistaken now?

For both of you, a reminder that the planner needs to take emergency access routes into account (and, if necessary, fire service parking areas). I'm not an expert, but this is not a trivial matter. We only had about 20m (65 feet), and even then the building authority imposed requirements, especially regarding additional escape routes to the front.

Will the fire service agree to that? Here, they would strongly object if that is the only access route. Also, in most cases, utility lines are not allowed to run underneath buildings. But again, check the local regulations in advance.
