Hello everyone,
On Saturday, we might buy a plot of land – and those are really scarce here.
The downside (or however you want to see it) is that it’s a rear lot, or a plot set far back from the street. The driveway is about 35 meters (115 feet), and the distance to the house is probably around 40 meters (130 feet).
A quick question: WHO has a similar plot and can tell me how much the costs are (especially for earthworks) for such a long access road? Of course, development costs and utility connections vary, but I would be extremely grateful for a rough estimate since I have no idea.
Thank you, thank you!!!

Hello everyone,
the cost estimate of 11,316 EUR from Adieu seems the most realistic to me.
I received a positive preliminary building approval for a single-family house (150 EUR), with conditions that are manageable. The garden plot is 400 sqm (4,305 sq ft), located 27 m (89 ft) from the existing driveway at the sidewalk.
The approval does not mention any additional drainage work or the need to enlarge the fresh water supply line in the street (this information is missing from Lenza; after all, who plans a secondary building plot in a new development area?).
To reduce the 3,636 EUR cost from Adieu for the city sewer connection, I would ask the front property owner (the seller of the garden) whether, in addition to the registered building encumbrance for "right of way and sewer access" in the land register, they would also allow the sewer, water, and electricity connections on their property to branch off to the rear single-family house. This could lower the costs, and the city would only need to confirm the proper connection. This should then be submitted again with a contractor’s cost estimate for approval in the preliminary building inquiry, with the note that a rejection would prevent the planned purchase of the plot and thus the creation of new housing including a new taxpayer in the area.
