ᐅ Are all inspection appointments with the construction supervisor (BHS) necessary?

Hello everyone,

For our construction project, we joined BHS and now have a construction supervisor assigned. This supervisor has noted the following inspection appointments in the contract. Since each visit incurs costs (travel, inspection, return trip, follow-up work), I would like to know if you think all these individual inspections are really necessary? There are apparently 8 visits, during which a total of 13 topics will be reviewed.
  • Inspection of foundation work / base slab before pouring the concrete slab
  • Inspection of basement walls after waterproofing / before backfilling the excavation -> we do not have a basement
  • Inspection of shell construction after roof frame installation
  • Inspection of roof after roofing and metalwork
  • Inspection of windows after installation and before interior plastering
  • Inspection of preliminary building services installation before covering the pipes and cables
  • Inspection of interior plastering / drywall (*)
  • Inspection of screed preparation before screed installation
  • Inspection of tiling work after waterproofing of wet rooms and before tiling
  • Inspection of façade work (*)
  • Inspection of interior finishing (*) / inspection of building services (*)
  • Pre-inspection for final acceptance (*)
  • Professional supervision for final acceptance

(*) combined with other inspection appointments

Estimated costs according to the construction supervisor are approximately 3000 €.

What would you want to opt out of? I can't think of anything myself.

Well, if those are the standard schedule dates, I wouldn’t opt out of any. Only if someone said, “This inspection point is completely unnecessary because nothing can be seen anyway.” If no such feedback comes, I’ll of course leave it as is.

Either you can do it yourself and actually do it, or you trust the professional. Anything in between doesn’t get you very far.

Well, you don’t have a basement, as you already noticed yourself, so there will be an inspection of the intermediate ceiling before concreting. I would have the inspector come again before the ring beam is poured.

In general, it’s better to have the inspector come one time too many. The money invested can be worth its weight in gold, especially if you’re not familiar with the process. But take a look beforehand and have the construction documents and scope of work checked. Every expert is different. Our inspector from the building supervision authority was a bit clumsy but looked everywhere and asked questions.

Continue documenting the inspection reports until completion and attach them to the handover protocol. Discuss this procedure in advance with the construction manager from the general contractor.
