ᐅ Additional Costs After Building a House

Hello, I have a question now. I often read about additional costs of up to 500 euros per month after building a house.

Why is this amount so high? There might be new items like insurance, but shared additional costs are also paid in a rental apartment, right?

Or am I missing something else? Thank you ☺️

For our household of four living in approximately 160m² (1,722 ft²), the costs are as follows:

Residential building including photovoltaic system and natural hazard coverage: €44.33
Household contents insurance: €8.31
Telecom VDSL 250: €49.95
Residual waste and organic waste disposal: €21.36
Electricity including heat pump: €120 (might still be adjusted slightly downwards)
Property tax: unknown so far, expected to be around €50 per month
Water, wastewater, and sewage: €80

Oh, by the way, my father in Bremen owns a condominium in a four-family house with about 120 m² (1,290 sq ft) and pays 800 EUR in property tax per year.
That’s regarding the topic of East-West differences.

In the standardized property valuation, which serves as the basis for taxation, no one definitely asks about art. Features related to the building, yes; private belongings, definitely not.

Of course, the question is what the goal is – that it should be fair to tax wealth here is just my opinion. But as I said, that is a matter of perspective.

I also find it quite bold to say it is covered by the real estate transfer tax, especially in areas where farmers provide for almost their entire families with large plots of land that can be developed and for which no real estate transfer tax is ever paid.

Oh yes! They do ask about features, flooring, and so on. This starts at around 200m² (2,150 sq ft). Sometimes they even come by in person. Unbelievable but true.

A floor covering is not an art object but a feature of the building’s fittings. According to legal rulings, the threshold is 220 sqm (2,368 sq ft) of living space; below this, you don’t even have to declare them, only your living area.

I can explain it to you in detail, but you will practically find no questions regarding your "personal belongings."
