Why is this amount so high? There might be new items like insurance, but shared additional costs are also paid in a rental apartment, right?

Electricity, gas, water, wastewater, waste disposal, internet/phone, insurance, property tax, and not to forget reserves.
The reserves are, of course, not included in the additional costs for a rental apartment but are factored into the rent. For us, this is about 200€ per month.
In addition, consumption is generally higher in a 130m² (1400 sq ft) or larger home than in a rental apartment of 60–70m² (650–750 sq ft). 500€ is relatively high but still reasonable.
The reserves are, of course, not included in the additional costs for a rental apartment but are factored into the rent. For us, this is about 200€ per month.

In the south, property tax for a new build can quickly reach 2,500€ per year.
That’s already around 200€ per month just for property tax.
On top of that, you have electricity, water, insurance, maintenance, and so on.
You also need to take care of the outdoor area, including de-icing materials and similar.
Therefore, I would consider 500€ per month (at least in the south) without any reserves to be realistic.
For larger houses, costs can increase quickly.

This should cover everything except for two unknown variables.
So, estimated including property tax, the costs are over €400 without reserves. Recently, we received an invoice from the municipality of about €600 for mandatory contributions to develop other smaller villages. This kind of cost is not included in the monthly breakdown.
Therefore, anyone who thinks they will pay the same operating costs as in a rental apartment is seriously mistaken.
