I am planning a two-family house near Augsburg. There will be two apartments, each about 100 m² (1,076 sq ft), one above the other.
I have now received a rough plan from my draftsman. What do you think about the room layout? The plot is 600 m² (6,458 sq ft) and is longer than it is wide. The house will include a double garage and a basement. At the moment, I prefer option 1, although the missing second children’s bedroom (which could be a problem for renting) might be an issue. What do you think?
I will live in one apartment myself, and initially, my parents will live in the other. In the long term, it might be rented out.
I would appreciate any suggestions for improvement.

Unfortunately, I don’t have any plans yet. I will receive them in the next few days. Originally, I was thinking of about 12x11 meters (39x36 feet). But that doesn’t work. So now I’m aiming for 13x11 meters (43x36 feet). The setback to the neighbor should be 3.20 meters (10.5 feet) if I calculated it correctly.

You didn’t respond to my comment about the dark hallways. My former neighbor’s house had a windowless corridor — a complete planning failure for a new build! The bathrooms turned out rather mediocre and are now being filled with accessories as a last resort, which isn’t attractive but still costs the same money. Even an architecture student would surely tell you the same: a dark, windowless space in the middle is a flop.
A hallway can also be a living corridor that fits nicely into a living concept, but I don’t see that here.
I just noticed that you submitted a different design on page 5. This is the problem with missing questionnaires or piecemeal messages. After three days, everyone forgets what was written in an unrelated thread on page such-and-such and no one wants to search for it anymore. People would rather watch something like Bonanza.
What can one say about your issue with the window front if you only show a floor plan draft that only appears after countless requests? What is it about this front? Is there a nuclear power plant or a mountain peak there? Building a house is a comprehensive project.
What is the south side like, and how do the individual residents on each floor want to live there? Might it be more sensible not to have balconies or terraces positioned directly above each other, for example?
If you want to build it as it is now, I would probably remove the entire wall between the hallway and the open living area to create one open space that can be furnished with modular furniture as needed; that way you get more light there. Perhaps a glass door could be added next to that to separate the complete bedroom area; then you’d also have some light behind it while keeping a division.
I would also give the living area larger window surfaces, but this can’t really be evaluated properly just by looking at a floor plan. Maybe adding blinds and slightly higher ceilings would create at least some “loft character” in my imagination — but that also requires an overall concept. Using raw oak furniture and a checkered 3-2-1 sofa, for example, would look silly again.

Your floor plan has nothing to do with a villa — and doesn’t have to — but it could still have a nice design, even without the word “villa.”
Your current floor plan feels uninspired, uncomfortable, and not homey, but you want to build it like this. You can’t just cut off one meter (approximately 3 feet) somewhere and expect it to work.
So — if you really want help here, start a new thread. It’s not a problem. Make it easier for the participants here by providing plenty of information and maybe lower your resistance to advice. Then you will see positive progress!
Or just build the thing quickly, since speed clearly seems more important to you than creativity, and be done with it; countless soullessly designed houses have already been built, so one more won’t make a difference.
Sorry — I prefer to be direct. It’s really not meant to be offensive or hurtful, but I can’t express my lack of understanding for this dark corridor any other way. Ultimately, it’s your choice, and my opinion can be completely irrelevant to you.

How is the terrace or balcony supposed to be positioned now?
For example, living areas rather in the retreat area away from the large open-plan space, so where the kitchen/pantry is now.
