Hello everyone,

We have received a quote from an electrician (a friend from our personal circle). However, we are a bit unsure about the costs and whether this is a “normal” price. It concerns a new installation in an existing building of about 150 sqm (1,615 sq ft) near Düsseldorf.

I’m particularly interested in items such as power outlets, light switches, and network sockets. It is a wooden house with installation layers and a new floor structure, so no chasing in the walls.

All Gira standard and including wiring:
Per power outlet: €50
Per switch: €55
Per two-way switch: €90
Per CAT 2-gang outlet: €100
Per thermostat for underfloor heating: €120
Distribution board: €2,000
Patch panel with connection: €450

At the moment, it is quite difficult to get quotes and find electricians who also have time, but I would request more offers if you think this is clearly overpriced.

I would say there is easily a 15-25% salary difference between the area around Magdeburg and Düsseldorf (idNv). Rent is another 20-30% higher. The only thing that would remain the same is the cost of materials.

By the way, that could also be an opportunity. If he is truly a friend, he might even install materials you provide yourself. That can often save you a considerable amount.

Besides regional differences, there is also a significant difference between a price and a surcharge. The contractor likely already has a budget X for electrical work included in the contract. The original poster hires the electrician independently.

Yes, regional differences are certainly an important factor, so I mentioned them. However, I would expect the surcharge for additional services through a general contractor to be rather higher than lower. That’s why I can’t really comment on meter boxes, etc., since I don’t have prices for those.

I do find the price per power outlet comparable to the cost of additional outlets. And paying roughly €6,000 gross for around 100 outlets without any chasing work seems not cheap to me. But of course, I could be wrong.

Yes, back then we paid $28.50 for an electrical outlet with the general contractor. That was in 2020.

For this build, I don't have a detailed breakdown; it's more like a lump sum for additional electrical work for the entire house, but it's so low that I really don’t mind. =)

A Gira flush-mounted socket costs less than 4 euros in retail, plus the cover plate, which is 3 to 4 euros depending on the model.
You also need a flush-mounted box and some expanding foam or plaster. Let's say about 1 euro.

This adds up to approximately 10 euros of materials per socket. Wholesale prices are about 30 percent lower. The electrician certainly doesn’t buy from a hardware store.

How long does it take to install a socket? About 10 minutes. A quarter of an hour.

Now you can do the math yourself. I find 50 euros per socket quite expensive.

Our electrician completed everything for us just last month, and I can share our prices with you. Also NRW, but specifically OWL. Building with a general contractor, so these are additional costs.

  • Power outlet -> €45
  • Outdoor power outlet with switch -> €95
  • Patch panel (12 ports), installation of distribution cabinet, and connection of network cables -> €540
  • Single LAN outlet -> €126
  • HDMI cable duct (TV to sideboard) -> €250, completely overpriced, which we also mentioned, but the guys were otherwise very accommodating and worked quickly and well, so whatever.
  • GIRA Sensotec LED staircase lighting -> €230
  • Switching circuit: 1 light point – 1 switch -> €109
  • Intermediate switching: 1 light point – multiple switches -> €200
