Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

Your architect "does not think for you" and will not make the basement decision for you. If you say "with," they plan with it; if you say without, then they plan without it...

I’m always amazed at what some homeowners expect. Unless the architect happens to be related to you or in love with you, first and foremost, they are a salesperson. That’s why initial drafts are often larger than the budget allows. I haven’t seen a single design yet where the homeowner said, “Oh, that’s too small for me; the budget allows for more.” So yes, if you even hint that you’d like a basement, it will be included. It’s better to assume that the architect doesn’t care if you personally bankrupt yourself for your castle. That way, you’ll stay appropriately skeptical and everyone will be happy.

I understand your opinions, but I see it somewhat differently. At this point, he’s not like a salesperson; everyone knows each other in this village, and he wants everyone to be satisfied in the end, because it doesn’t help him if people say he doesn’t care. He’s not dependent on us and has plenty to do. Moreover, he clearly took a different approach and “started small,” trying to fit our requirements into the most compact layout possible.
But in the end, we will see who is right.
