ᐅ Prefabricated House – Removing Plumbing Services from the Contract?

Hello everyone,
We have our final selection appointment with our house provider tomorrow, so I would really appreciate hearing your opinions today.
Our project manager pointed out to us that, to save costs, we could exclude the plumbing work from the contract. This way, we could buy the fixtures and related items cheaper online and save a lot of money—provided we find a willing plumber. When we asked if they would still handle the connections and piping (timber frame construction), the answer was yes: everything would be ready for connection, so only the fixtures would need to be installed. One additional note was that the shower drain needs to be installed in time before the tiler comes.
This sounds almost too simple to us, which makes us suspicious again. We estimate we could save several thousand euros, but is it really that easy? What do you think? And how would you assess the warranty situation if water leakage occurs somewhere?
We do have a plumber in our circle of friends, but of course, we would have to talk to them, which unfortunately isn’t possible before tomorrow.

When I first heard "prefabricated house," I thought of a nationwide provider and assumed the issue with completing the build would be related to subcontractors at your location, where the network might be weak. However, in your other thread, you mentioned that the provider is a local company. This makes me somewhat—maybe one to four times—doubtful.

Fertighaus1238 Feb 2023 14:24I can’t be held responsible for your assumptions 😉. Still, I can’t deny that subcontractors might be involved. I simply don’t know... A lot is outsourced, that much I know by now (for example, the mentioned modules for the plumbing systems). I will find out once the construction site is possibly up and running and the first tradespeople arrive.

Fertighaus1238 Feb 2023 17:02Neither. It is a small prefab house company that builds about 150 prefab houses per year. The name might be known, but it doesn’t have to be... (And here in the forum, it usually isn’t, except for one or two mentions.)
Do you really save that much by removing the fixtures? I mean, was there any specific statement about how much less you would have to pay because of that? Usually, there is some kind of credit or refund if you remove something that would normally be included. Or was it the other way around here (you could have included it, but you decided not to)?

Fertighaus1238 Feb 2023 17:39We are receiving a credit for the included standard fixtures, but that is not the main reason. The reason is that a plumber was supposed to handle this whole process, who would have sourced and installed these items for us, as is usually the case. The cost a plumber would have charged for the entire house is the item we have always been worried about when asking acquaintances and also reading around here a bit. It is often mentioned that it is two or even three times the online price 😱. We have two bathrooms and did not choose exactly the standard fittings, so we are probably talking about an additional cost of (estimated) over 10,000€ (about $11,000). And all this just so the plumber turns the wrench to do what we can probably do ourselves (albeit with some help from friends or family), since the major work is already done in the factory.
