ᐅ Planning to build a house: what budget should you expect nowadays?

Hello everyone,
I would like to get a rough estimate in advance of what we might expect for a future house.
In our former rural hometown, building plots will soon be developed. Due to the current situation, almost all previously reserved plots have become available again.
We have an appointment soon to discuss the building plots. They are all between 500-650 sqm (5382-6997 sq ft) in size and are supposed to cost between €160-180 (per sqm), which is quite high for this location.
Is it still possible to negotiate prices, or are the local authorities strict? We are considering buying two plots to reach about 1000 sqm (10,764 sq ft) in total.
The plot would be purchased without taking out a loan.
What are the current prices for a single-family house with two full floors and a basement in a higher-quality finish?
Since I am currently self-employed, my income fluctuates significantly. The business is planned to be moved into the basement. Of course, this still needs to be approved by the local authority to see if it is allowed.
It is an online shop with current pre-tax profits of €400,000 annually.
Maybe you can give me a brief outlook on the upcoming project.

Sunshine3876 Jan 2023 17:59I’m leaning more toward moving in by 2026. Has the zoning approval process / planning permission procedure already been completed? If not, it could take even longer. If yes, it can still be delayed if there are lawsuits (from the friendly neighbors). Then add another year for site development. This means you could start construction in 2025 and move in after about a year of building in 2026 (a conservative estimate from a distance).

We want to build something similar: 2 full stories, flat roof, plus a basement, approximately 185 sqm (1990 sq ft) of living space, a simple rectangular building shape. Turnkey. I had two long phone calls with Weberhaus and Schwörerhaus. We will probably not get below €3500 per sqm.
We want the following extras:
- Hardwood flooring throughout the house (except the ground floor hallway, kitchen, bathrooms, and basement, which should be tiled).
- External venetian blinds on the ground floor
- Guest toilet on the ground floor, full bathroom and shower room on the upper floor
- Floor-to-ceiling windows on the upper floor
- About 9 m (30 ft) of floor-to-ceiling windows on the ground floor facing the terrace, including lift-and-slide doors
- Anthracite-colored window frames
- Oak open-riser staircase
- Fireplace
- Carport approximately 3.5 x 7 m (11.5 x 23 ft)
- White plastered facade, partially interrupted by wooden cladding
We are now getting initial offers from both companies and will see how it goes... I will be happy to report here how the offers look.

WilderSueden26 Feb 2023 15:06If you can manage that for under 700k including the basement, I think you still have a good price (by today’s standards). There are quite a few expensive special requests included.
We have a maximum budget of €800,000 for the house. This should also cover the outdoor areas (driveway paving approx. 40 m² (430 sq ft), a small garden shed and bike storage, both about 6 m² (65 sq ft), a fence and a hedge, grass seeding, sandbox, swing, currant bushes, 2 fruit trees...). Hopefully, €800,000 will be sufficient.

WilderSueden26 Feb 2023 15:18Don’t forget about additional construction costs. With a basement, you’ll have significant earthworks and disposal expenses. A total budget of 800,000 is quite tight for a house of that size with a basement. Just the kitchen alone can easily cost over 20,000 in a large house at a standard level.
