ᐅ Which Router Is Best for Our New Home?

Hello,

we are planning our new build with a developer and have an appointment with the electrician soon.

I am working on the LAN planning.

I will plan enough LAN connections for every room and also in the garage.

Should we use a mesh Wi-Fi router system, for example Netgear Orbi, Amazon Eero (one unit on each floor or in the most important rooms, which can be expanded as needed if there are coverage gaps) or something similar, or does it have to be an expensive PoE access point network?

I would say we are users with a higher-than-average standard.

I want to have good Wi-Fi coverage throughout the house so that I always have enough Wi-Fi on my phone for browsing.

A speed of 50–100 Mbps on the phone would be sufficient, but it should be stable (we will have a 500 Mbps or maybe only a 250 Mbps connection).

Do the access points have to be PoE devices mounted on the ceiling, or is that maybe a bit too much for us?

Or is a regular mesh router system (e.g., Netgear Orbi) enough for us?

Running the PoE cables will most likely be very expensive with the electrician (typical for developer projects :/ ).

Cameras should be connected by cable, not via Wi-Fi.

I have a Unify PoE switch, Cloud Key 2, two Access Point Lite, Access Point Long Range, G4 camera, and Switch Mini.
The integration between the hardware and the apps for network management and monitoring is really seamless.

We haven’t met the electrician yet.

I want to, or rather need to, consider in advance what we have and want to do. So we can communicate this to the electrician. Then we need to see if he says no, I won’t do that, or no problem. And what his prices are.

So far, we don’t even know your house to be able to assess the possible issues with the electrical setup. Developers often design standard houses rather than custom dream homes, and even what you as a buyer are allowed to arrange with the electrician can be a question that shatters all your plans.

According to the developer, we will be creating the electrical plan from scratch together with the electrician.

The standard package includes, for example:
11 single power outlets
13 double power outlets
One light fixture in every room and hallway
5 satellite connections
No LAN cables
A doorbell system
One light fixture in front of the house and on the terrace
One switch for each electrically operated roller shutter
And individual room controllers for the underfloor heating

We can freely choose the positions of all connections.

All connections that go beyond the standard, such as LAN cables, additional power outlets, and so on, will of course be charged separately.

That doesn’t sound like a developer (= sells you a plot of land with the building), but rather like a general contractor (= carries out a contract you choose on your own land), which also means very different freedoms and influence over the project. The more of the plan you can share here, the more precise advice can be given on the most efficient way to set up the network.
