Hello everyone,
I need your expertise. Due to the new elevation of our new build, I have to retain neighboring properties that are higher. The required retaining height would be 1-1.5 m (3.3-5 feet).
My first choice was concrete retaining walls (L-shaped blocks), but I cannot install the footings pointing towards the neighbors, as this would significantly encroach on their land.
Do you have any ideas, tips, or alternatives for me?

A solution involving rotating the retaining wall and then making it communal property. After that, you would start with the underpinning and your retaining wall. Financially, that doesn’t make sense. Not to mention the liability issues.Am I not allowed to place my retaining wall directly against the neighbor’s?
I need a clean solution, ideally without changing the existing situation and without giving up too much of our property 😀
I think we all need a clearer understanding first before discussing measures and constructions. Generally, I don’t believe in considering L-shaped retaining walls as a miracle solution. Once complexity increases, the physics must be reflected in the design of the solution. A poorly designed steep wall that, despite heavy reinforcement, "falls like a tree" (but unfortunately isn’t any more stable!), is of no use to anyone. Even less effective than overestimated L-shaped walls, in my opinion, are those with their base on the wrong side. That’s just fool’s errand – is one of @goalkeepers’ favorite neighbors' cousins involved here?

The retaining wall (SM) on the south side has already given way before your construction workers started. Imagine how challenging underpinning will be in this situation. The southwest retaining wall (SW) needs to be completely rebuilt at the new height, with the neighbors sharing the costs. Have your geologist or structural engineer assess the situation. They will also provide a foundation recommendation. Remote assessments are not helpful here.
To avoid this dilemma, I had suggested raising the house and stabilizing the retaining wall with a forward sloping embankment.
I am still waiting for a detailed survey. There should be plans available for the existing retaining walls.

I just visited the construction site and wanted to take current photos.
However, the property is full of the construction company's vehicles and a container, so I couldn’t get any comprehensive shots.
I will try again on Saturday or Sunday when no one is working.
