ᐅ Help with the house floor plan, any suggestions for improvement?

Hello, we are about to build a house. This is a proposal from the architects on how we could do it. We will build with a basement, so the utility room on the ground floor will be removed and relocated to the basement. The entrance area will be mirrored so that the office is on the right instead of on the left as it currently is in the floor plan. There will be a lockable door from the carport into a pantry, which then leads into the kitchen. Also, the guest toilet will be located on the left side of the floor plan. I hope you can understand what I mean. We want to separate the kitchen from the living room with a large sliding door. There will still be a passage from the hallway to the kitchen. Do you see any suggestions for improvement? What could be done better? What would you have done differently? Sorry that I don’t have the exact floor plan according to my ideas to share—I don’t have one on hand at the moment.

Thank you, yes, I understand that the purchase tax applies to the land and the notary fees. It’s also clear that the price doesn’t include the best quality materials. I will handle things like plumbing, doors, and tiling myself, and those costs will be deducted from the price. The only thing they seem reluctant about is plumbing, but they said that if I supply the materials and have their plumber connect everything, that’s not a problem in terms of warranty. There will certainly be additional costs for the electrical installation.
But how did you manage the bank situation? My bank says they need a fixed price. I have a cost estimate, which should be enough, but additional costs will definitely come up. I have 30,000 (30k) myself as a reserve, but what if I need more? Is it easy to increase a loan?

Where I also can't decide is the heating system. Is the €5000 (about $5,400) extra cost for the geothermal heat pump worth it? Or should I stick with an air-to-water heat pump? I've read a lot online; there are so many pros and cons. It’s hard to get any clearer on the matter.
