ᐅ Prefabricated House Company Near Ingolstadt (Bavaria) – Customer Experiences

Hello everyone,

We would like to build a house in the area around Ingolstadt. We do not yet have a plot of land, but we would like to start exploring different providers. Originally, we wanted to build a solid (masonry) house, but we are now also open to a prefabricated house. So far, we have gathered information about the company Kampa and are in contact with a consultant; we have also visited their headquarters and show home. We generally like what we have heard and seen, but we are concerned that it may be beyond our budget. Within the family, several homes have already been built by Regnauer, with consistently good experiences, although Regnauer is also positioned more in the premium segment.

For a prefabricated house, the following would be important to us:
- Wall construction made from natural materials (no polystyrene, extruded polystyrene foam, etc.)
- KfW40+ standard achievable
- Not limited to fixed modular grids
- All walls should ideally be continuously ready for installation
- Shell construction stage or as much work done by ourselves as possible
- Basement possible
- As transparent information as possible (e.g., not only wall construction but also intermediate ceiling and roof structure)

A quick internet search and browsing catalogs brought us to the following companies:
- Wolf Haus
- Fertighaus Weiss
- Baufritz

We would appreciate hearing from homeowners who have already built with any of these companies or have purchased a house from them. We are also open to other providers.

I found a questionnaire in another section of the forum that I would like to share here, filled out, to better clarify the status of our "planning" (more like "brainstorming"):

Client Requirements
Style, Roof type, Building type: Classic/country house/Jura style, gable roof or hipped roof with a low pitch, single-family house with provision for a granny flat
Basement, Floors: 2 floors + basement, no attic
Number of people, ages: 3 people: 33, 31, 2
Space requirements on ground floor and upper floor: Ground floor: kitchen, pantry, living/dining area, office with guest bed, shower bathroom; upper floor: 2 children’s rooms, 1 bathroom (possibly separate toilet), bedroom, walk-in closet, [if space allows: 2nd small office]
Office: family use or home office? 2 people working from home + private use
Guest stays per year: ~20 overnight stays
Open or closed architecture: rather closed
Conservative or modern construction: conservative
Open kitchen, kitchen island: either closed kitchen with open living-dining area or kitchen and dining open with living area separable (sliding or folding door)
Number of dining seats: 8
Fireplace: not planned
Music/sound system wall: -
Balcony, roof terrace: depends on the plot and the view; basically rather not
Garage, carport: large double garage + carport (for: 2 station wagons + roadster + workbench)
Utility garden, greenhouse: not planned
Additional wishes/special features/daily routine, including reasons for choosing or excluding certain elements:
- Basement access from outside (messy hobby, hence also utility room and hobby room in the basement)
- Nice front door: solid wood door with stone frame and transom window
- Garage with roof (uniform overall appearance)
- Window shutters
- Natural materials for interior finishes (no plastic flooring)
- Large wardrobe
- Casement windows with muntins

If you have to forego anything, which details or expansions
- can be omitted:
carport, basement finishing, window shutters
- cannot be omitted: walk-in closet, pantry, double garage

Family/Professional situation:

2 engineers (one project leader) with a total of 70 working hours per week, 1 child, 2nd child planned

Financing:
- So far only inquired at our main bank. Financing estimated at 750,000, with approval for amounts above that, as we are also looking at existing properties in parallel. Equity is available, budget could be set somewhat higher.

Plot situation:
- We are still a few kilometers from Ingolstadt; however, the plot situation here is tight. We expect to pay around 300,000 for a regular purchase through a real estate agent. However, our municipality is allocating quite a number of building plots this year, for which we will apply or have already applied. The municipal plots should cost around 200,000.

We are currently building with the company Kaufmannbau from Oberstadion, which should also meet your requirements.
We are very satisfied so far.

Typically, using an architect is not more expensive, and in my opinion, you will be able to build with Mr. Ringlstetter with remarkably precise budgeting. By the way, I also use the name 11ant on GMX (de) and would be happy if you share updates on your architect search. I don’t see any problem with including craftsmen nominated by the clients in an architect tender process – such issues are more common when working with a general contractor.

Yes, but then it’s better to compare energy standards with energy standards or KfW55 with KfW55, since the stricter KfW levels (and of course net-zero or plus-energy standards) are less common on the market. Even KfW40 is mostly marketing for suppliers rather than a commitment; it is less often realized and usually designed more "on autopilot" using the U-value calculator rather than from extensive experience.

Wolf Haus should be in the same price range as Kampa.
Sad but true, many wishes for the budget.

Look around for construction companies. Do your research. Offers are pointless without the land; catalog homes and prices are the same. Compare the scope of work descriptions, compare builders, create a detailed list with must-haves, nice-to-haves; a 100,000 euro (or equivalent) difference in land price covers several nice-to-haves.

I don’t believe that even in the most affordable segment you will find a wall construction with Styrofoam glued onto some wood, as you described.

Thanks, I’ve already come across that note in the forum. I feared it might turn out exactly like that. My example was actually meant just to infer the house price from a “Kampa all-inclusive package price.”
You also feel a bit misled by this “land brokerage service.” We were offered a plot in a neighboring village that the Kampa representative hadn’t even seen in person. When we told him what information we had already gathered from neighbors and the local building authority, he quickly withdrew his recommendation.
Last night, he sent us another plot, again in a neighboring village. When we asked whether it was a plot with an existing building (which has been listed for ages), he couldn’t give us an answer. Overall, it feels quite unprofessional when the seller knows “their” properties less well than the customer.
