ᐅ Replacing the roof covering, roof tiles not possible

Hello,

We have a single-family house with a Berlin wave tile roof. The roof is now about 30 years old and urgently needs to be replaced, as the structure is no longer sufficient.

Unfortunately, due to weight restrictions, traditional roof tiles cannot be installed. The maximum weight allowed is around 15kg/m² (3.1 lbs/ft²).

Of course, there are alternatives to roof tiles, but I am not familiar with them. Does anyone have experience with any kind of lightweight roofing? It is especially important to me that the roof is not too noisy inside the house during rain, which might be an issue with metal roofs.

Edit: As an example, we found something from Prefa that fits the weight requirement. However, I would appreciate it if someone has experience with these or other manufacturers.

We are still waiting for a quote for the Berliner Welle.

In the meantime, a quote has also been received for roof cleaning, priming, and coating. The price would be around 5,000 euros. The only question is whether this will provide lasting protection for the Berliner Welle.

So, what is it? If the condition is no longer sufficient, then a new coating won’t help (a rusted fender is still rusted even with a new paint job). You have to decide whether the roof is beyond repair or just no longer looks good.

You are of course right. The roof has already been repaired in one or two spots, and there are small cracks in some areas. However, I don’t know if my parents want to spend 33,000 euros on a new roof, so they came up with the idea of applying a coating.

The question is whether the coating also includes the repair of existing cracks or if that is part of the process.
Nowadays, there are so many sealing options available; that should be the main focus. Whether the roof ends up green, blue, or stays "natural" as before doesn’t really matter. That’s just a cosmetic detail—the important part is the waterproofing. That’s what it should be about!
I wouldn’t spend $33,000 if I could achieve proper sealing for a fraction of that, which should be possible.

It’s not explicitly stated in the quote. It mentions that a double coating with Emalux roof paint will be applied.
However, I will check again whether such a coating also seals any cracks that may be present.

If that isn’t done, then the whole thing is pointless.
Maybe this company just applies paint while you’re actually looking for a specialist company to repair the leaking areas. Whether you paint afterwards is another question.
Take a look at “Dimeseal” or “dime-well roof coating” on Google—I found that quickly. I think a company like that would be your first point of contact. They can also advise you on painting for later.
Again – the main priority is that it’s permanently watertight! You can also call Emalux directly to ask if their coating can do this and whether they specifically offer a guarantee for that.
