ᐅ Build a new 350 m² single-family house in Wandlitz

Hello everyone 🙂

We have developed a detailed plan for how the house will be built inside and out. Due to the large living area, my wife and I have different opinions on who can deliver the project to our full satisfaction.

I am in favor of handing the project over to a general contractor, while my wife prefers involving an architect who would tender the individual trades and manage the contracts.

She is concerned that planning with a general contractor might not be ideal when it comes to technical aspects like heating system design or electrical installation.

Which companies in the Wandlitz area have you had consistently positive experiences with?

Friends of ours suggest that it might also make sense to request offers from reliable solid companies in neighboring Poland, for example for the structural work.

It would be great to receive some well-founded advice from a "new resident."

Where is it?
If it is from Team Massiv, then I am very curious: a low-cost provider offering standard houses, now entering the volume market?

Oh no, it’s our own design...
It would be interesting to find out whether our requirements and their cost-effective concepts could have some common ground.

In summary, I believe the 350 sqm (3,767 sq ft) only came about because non-professionals planned here without functional expertise, and Tetris doesn’t work. As a result, the non-existent space program tends to expand disproportionately.
Why do I think that?
When you are aware that you have to invest a seven-figure amount in a house, regardless of family size, the best planner is not the layperson but the professional.

I seem to recall that both @Nordlys and I have rated this provider as at least adequate. However, I have also already mentioned where I would draw the line for a general contractor (GC). And this project, secret as it may be, clearly crosses that boundary.

And exactly for this – which I also consider highly likely – scenario, I have already said that a GC would shamelessly realize such a design (provided it is actually permitted and the client has the budget) instead of responsibly advising the client against it.
By the way, I won’t link here the examples Yvonne mentioned, although my followers will rightly suspect that I remember nearly all of them – at least the cases discussed here over the past four years. Yes, these hopelessly complex labyrinths share no other commonality more than having a significantly above-average surplus of square meters, which are at the same time architectural empty calories.
But for those who don’t show their plans here, I won’t reveal how many great builders before them were similarly minded ;-)
Oh, wait, I’m not mean enough to do that after all – at least I won’t leave the greatest master of this field unnamed: @schustrik has practically taught by example how to flank every piece of furniture with walls on at least two sides and symmetrically balance the entire structure. And yet, no GC has adopted it in their catalog – whether it’s really anyone’s guess why? I don’t believe that, but then again, I am a heretic (at least in a Galilean sense).
