Heidi19658 Oct 2020 16:42In our new build, an independent granny flat with a separate entrance will be constructed on the upper floor. That’s why the architect included a third parking space. However, the driveway is long enough to park two cars in a row. Also, I don’t want to give up another part of the garden (next to the conservatory) for a paved parking space. Of course, it’s not ideal to park cars one behind the other. But our son will move into the granny flat, and out of convenience, he will 100% park on the street.
Can we skip the third parking space, or is it something that will be inspected?

Here, something like that is checked directly when submitting the building permit / planning permission application. And who says your son always lives there? I can’t imagine that a granny flat / accessory dwelling unit without a parking space is eligible for approval. The exact way it is ultimately built is certainly worth discussing. But whether it is allowed at all, most likely not.

You could have also asked whether anyone ever notices if you build 300sqm (3,229 sq ft) plus a conservatory instead of the planned 150sqm (1,615 sq ft) of living space in your new build. Or whether you can drive drunk or if anyone checks. It might work out or not. But legally, you’re not allowed to do either.
However, the third parking space can be designed differently rather than just paving it over. Use gravel. Use grass pavers and plant it over. And so on.
This way, you can kill two birds with one stone: build a parking space while also having the opportunity to use it as garden space.

knalltüte8 Oct 2020 19:51OT: I noticed that you will be living on Park Street in the future. After Schlossallee, it is the second most expensive street in the entire Monopoly world. Surely a third parking space will be included there as well.
