Hello everyone,

As our new build is slowly nearing completion, today we measured the stair treads for the flooring on the half-turn staircase from the ground floor to the upper floor. Unfortunately, this was the first time we measured them. We noticed the following:

First step is 12cm (5 inches) high
The following steps range between 17cm (7 inches) and 20cm (8 inches) high
The top landing step is 24cm (9.5 inches) high

We would like to use tiles as the flooring… but this is proving difficult because so much height needs to be evened out, and the individual steps vary significantly from each other…

Is this still within standard regulations, or does this indicate a construction defect?

The building specification states the following:
The staircase between floors is to be constructed as a concrete staircase. The stair flooring is to be installed by the owner.

Unfinished concrete steps with stacked blocks on top and cables on the floor.

Hello Jonas

The "first" step will (or should) be evened out by the floor construction.
That means the screed plus tiles should raise the level enough so that the first step is no longer noticeable. Otherwise, stubbed toes are inevitable.
How high are the steps supposed to be according to the building plan? It almost looks like the raw staircase will be completely gone once the tiler is finished. With the corresponding extra cost. If this is still within the standard range, the formwork carpenter did not do a very good job.

Defects! In my opinion. A staircase must have steps of equal height; otherwise, it is not safe to use. You can’t just easily level that out.

Like my predecessors said... Defect!! You can see that with the naked eye.

Our staircase also had a few centimeters (inches) of height difference in the rough construction phase. The tiler then leveled it out with a lot of mortar, down to the millimeter (inch).

However, I think that having your first step so deep will be considered a defect...

Compensating for 3 cm (1 inch) is very difficult.

If anything can be done with mortar or similar, I would insist on a precise plan BEFOREHAND.

I would really recommend first filing a defect report.
