What do you particularly like? Why? Large enclosed room next to the cloakroom to store many items (shoes, jackets, bicycle gear, etc.), orientation of living/dining area toward the garden and cardinal directions, shower bathroom next to the pool, proximity of bedroom to children’s rooms (which argues against switching dressing room/bedroom)
What do you not like? Why? Upper floor: dressing room too large, hallway/staircase too narrow?
Estimated price according to architect/planner: 450,000
Personal price limit for the house, including equipment: 500,000

If you had to give up on which details / expansions
- could you give up on: large utility room, large dressing room, a smaller one would suffice

What makes it particularly good or bad in your opinion? We like the ground floor because of the ample storage space; the utility room is accessible from the carport through a floor-to-ceiling window, convenient for groceries.

What is the most important / basic question about the floor plan summarized in 130 characters?
We are not fully satisfied with the upper floor but cannot think of improvements. Separate toilet upstairs? A kids’ bathroom upstairs is possible, but three bathrooms seem too many. The shower bathroom downstairs is very practical due to proximity to the pool and as a mud room for the children. The idea behind the separate toilet is to ease morning congestion when someone is using the toilet.

Hi,

basically, I think the floor plan is workable. There are some issues that I find difficult or unclear.

For example, a technical room accessed through the ground floor bathroom. Utility room through the carport? Do you mean the pantry? Then you would need a proper external door there, and so on.

But before I address everything individually, I would like to ask for three things:

- North arrow (or did I miss it?)
- properly dimensioned floor plan of the upper floor
- site plan or plan of the entire property

Having the bedroom door right by the head of the bed would feel too noisy and uncomfortable for me. I would swap the bed and the dressing area.

Is this the parents’ house? I have concerns that shared use should not be planned as a permanent arrangement.
Furthermore, I find the narrow wall for the living room sofa and three!!! doors in the guest bathroom confusing.

Spontaneously, I would probably remove about half of the doors including the walls.
A sensible option would be to swap the utility room and the shower toilet. I don’t like the entire front right area. I would rearrange it all more cleverly.
