Hello,
this is my first post, and I hope I won’t get criticized for this "silly" question here.
I bought a plot of land this year (950 m² (10,225 sq ft)) and plan to build a nice house on it in 2015. Not a prefab house, but one designed by the architect who also built my company’s building.
I have a girlfriend with 3 kids, so we need space… and I would like a large living room and a nice bathroom as well. It should have a hip roof, a bit of a Mediterranean style, and two stories.
I know these details are VERY limited, and I already have an appointment with the architect, but he is very busy and will get back to me when he has time (it’s not urgent anyway, there are still about 2 good years). But maybe someone can give me a rough idea of how much a house like this would cost! Excluding landscaping and exterior work...
Here are the facts / wishes:
about 300 m² (3,230 sq ft)
custom designed
high-end finishes for sure
nice / luxurious bathroom
hip roof
double garage
Thank you very much, I’m happy to answer any further questions.
Regards,
Armin

With high-end finishes (depending on what you consider high-end), you can expect a price per square meter of around 1800-2000 or even 2500.
You can spend a fortune on a luxurious bathroom.
If you have the house custom-designed by an architect and manage the trades yourself, you can of course save some money compared to building with a general contractor.

Yes, I am. Unlike the house, I already have the turbo. But your statement about 2,000 euros per m² (about 186 dollars per sq ft) is already helpful. If it is now 300 m² (3,230 sq ft), that would be 600,000 euros (about 558,000 dollars). Plus the architect (I also estimate around 50,000 euros or about 47,000 dollars?), it would be 650,000 euros (about 605,000 dollars), which is about my budget!
Thanks to you.
Thanks to you.

Bauexperte17 Aug 2012 10:23Hello Armin,
KfW 70 standard – including polished concrete floor in the 77m² (830 sq ft) living room, electric Venetian blinds instead of roller shutters, WK II security level, 2 bathrooms each valued at approx. EUR 15,000, Belgian switch series "Basalt," EIB/KNX automation, painting work and parquet flooring—the total price starts with a 6 followed by 5 more digits before the decimal point and applies exclusively to the house.
Kind regards

....but a house designed by the architect who also built my company’s building.
playingpro schrieb:By chance, I currently have a roughly comparable project underway. The basement is fully finished as living space, main floor and upper floor – however with a gable roof – about 300 m² (3,230 sq ft) of pure living area.
These facts / requirements I have:
approx. 300m² (3,230 sq ft)
custom design
high-end finishes in any case
nice / luxury bathroom
hip roof
double garage

Häuslebauer4017 Aug 2012 10:51As mentioned, a lot depends on what you consider high-end features. You can certainly manage with the budget, but you could also easily spend twice as much.

What kind of savings are we talking about? Around 10%? Or even more?

To what extent can you actually save here? 10%? Or even more?Calculating this precisely as a layperson would certainly be quite a significant effort.
However, it should be as certain as Amen in church that you save compared to building with a general contractor (GC).
A GC makes a profit on everything and adds considerable markups both on the individual trades and on materials.
