Hello everyone,
our house needs to be built on piles (depth 3.5–4 m (11.5–13 ft)). No problem, we knew that beforehand. The salesperson from the prefabricated house company said at the time of purchase that 2000–3000€ would cover a lot because the excavator would already be on site and for that amount you would get a lot of concrete. Now the foundation slab contractor (construction company = cooperation partner) says that this is definitely not possible at that price. We have now requested a specific quote, as recently figures between 7000 and 10000€ were mentioned. We don’t know what would be reasonable for a foundation slab size of 78 sqm (840 sq ft) plus a 50 sqm (540 sq ft) garage. Additionally, he wants to reinforce the slab somewhat, but we don’t know by how much. We also don’t know if 9 or 12 piles including the garage are sufficient, as this quantity is planned for our timber frame house.
Can anyone give us tips or tell us what costs would be reasonable?

We were offered a plot of land where we would have had to do this as well. The initial cost per pile was just under 800 €.

Altogether, the costs would have added up to almost 30,000 €.

However, we did not make any further inquiries and withdrew from the offer.

We agreed with the slab contractor on a price of 10,000€ (about 12,000 USD) for a planned depth of 4m (13 feet).
A few more details about the building site: years ago there was a business on this land, the city bought the old buildings, demolished them, and divided the area into building plots.
All expert reports were prepared by the city, confirming that all hazardous substances found in the soil were removed and properly disposed of. Therefore, there was no reason for concern in this regard, especially since the environmental agency conducted inspections and issued clearance. We were aware that the soil had been moved and filled, which is why the planning included piles.
Now to the catastrophe: when digging the first pile, after 5m (16.5 feet) no solid ground was found, and here’s the critical point – a large amount of contaminated soil, which we suspect is contaminated with heating oil.
The city, police, district authority, and our lawyer were immediately informed. The construction site is now halted, and analyses and investigations are underway. After just one day, liquid collected at the bottom of the excavation pit, estimated at 40-50 liters (about 10-13 gallons). The area smells very strongly. Neighbors who have already built their houses are now very concerned about what might be beneath their homes.
Who is responsible for ensuring that the appropriate measures are taken and, most importantly, who is liable and will cover the costs of soil remediation?
