ᐅ Additional Construction Supervisor alongside KfW Construction Supervisor (Bonn)

Hello everyone,

I’m new to the forum as I am about to start building a turnkey KfW 55 energy-efficient house in Bonn.
I would really appreciate your responses since I still have many questions.

Some preparations are still underway, and the project will begin soon. I am also considering whether I should register with the Association of Private Homeowners (Verband Privater Bauherren) and hire a construction supervisor.
Since this is a KfW 55 new build, we have already planned to work with a KfW construction supervisor.

The question now is whether we should also plan for an additional construction supervisor for other appointments?

1) Does anyone have experience with the Association of Private Homeowners, preferably in Bonn?
2) Do you think it is necessary to have an additional construction supervisor alongside the KfW supervisor?
I’m honestly unsure if the KfW supervisor focuses solely on energy efficiency and thermal insulation, etc.
3) If yes, for how many and which construction phases would you recommend this?

Under no circumstances choose a construction supervisor, as in Germany anyone can call themselves one. That is why most of them are not competent.

Find a reputable surveyor or architect to oversee your construction.

We found someone who can do both. They will now visit the construction site a total of 20 times, and there was a preliminary construction meeting with the inspector, the general contractor, and us.

I have learned that an expert should be publicly appointed and sworn in to be credible.

Well, there are also some bad apples there... but I would definitely consult an expert witness because only they will provide independent advice, not biased in their own favor...

How many appointments and at which stages of the construction process would you recommend bringing in an additional expert besides the KfW construction supervisor (who I need anyway for my KfW loan)?
