ᐅ Additional Construction Supervisor alongside KfW Construction Supervisor (Bonn)

Hello everyone,

I’m new to the forum as I am about to start building a turnkey KfW 55 energy-efficient house in Bonn.
I would really appreciate your responses since I still have many questions.

Some preparations are still underway, and the project will begin soon. I am also considering whether I should register with the Association of Private Homeowners (Verband Privater Bauherren) and hire a construction supervisor.
Since this is a KfW 55 new build, we have already planned to work with a KfW construction supervisor.

The question now is whether we should also plan for an additional construction supervisor for other appointments?

1) Does anyone have experience with the Association of Private Homeowners, preferably in Bonn?
2) Do you think it is necessary to have an additional construction supervisor alongside the KfW supervisor?
I’m honestly unsure if the KfW supervisor focuses solely on energy efficiency and thermal insulation, etc.
3) If yes, for how many and which construction phases would you recommend this?

Many of my colleagues also work as energy consultants, since thermal insulation has become increasingly important in planning. Therefore, I would rely on an energy consultant who is also an architect or engineer and hire them accordingly. The actual commissioning is usually the challenge; if this person is not also the construction manager, it depends on the client’s judgment when to involve them.

Furthermore, I would check whether this person is listed as a member of the relevant architects’ or engineers’ association. A consulting engineer or architect generally assumes liability for their advisory services.

I have become cautious with associations or organizations, as their statements are often just expert opinions accompanied by a disclaimer of liability.

We also want to build near Bonn and are still looking for a construction company.

It does not have to be a sworn expert or architect. There are plenty of engineering firms specializing in construction consulting and supervision, which are usually not very expensive (subject to negotiation).
