Hello forum community,
What experiences have you had with your building inspector?
We have a construction supervisor from the very beginning.
He does come when we need him, talks to the tradespeople in a very friendly way when something goes wrong,
burns through hours.
We don’t get any written reports at all, otherwise he keeps out of everything.
We are then expected to handle the rest. Afterwards, he sends hefty invoices.
Is this normal?

What exactly have you agreed upon in writing with this construction supervisor, and at what cost? Also, have you already contacted the association to report your dissatisfaction? After all, they are affected by both positive and negative publicity.

You are writing somewhat generally, making it difficult for users here to share their experiences and provide informed feedback. Ultimately, the scope of supervision also depends on the written agreement.

No, we have not yet made contact with the association. I wanted to hear the opinions of other homebuilders first.
We do not want to react hastily.

Two years ago, we had a used property evaluated by an expert from the Association of Private Homeowners. The inspection was thorough and no time was wasted during the visit. We did not require a written report; however, according to him, this had to be prepared and calculated as part of the flat fee. The report was very detailed, although in our opinion, some sections were unnecessary (partly) and accounted for in the cost. The additional expenses were manageable. Overall, we are satisfied with the comprehensive documentation of defects.

For our current build, we hired an expert from the Homeowners’ Protection Association on the basis of a fee agreement. Full construction supervision did not seem necessary to us compared to the cost. The documentation of the inspection is very detailed, with corresponding photos (both positive and negative). The expert also recommended having everything in writing, especially in case evidence needs to be preserved. This often becomes clear only afterwards if defects are not acknowledged by the construction company. In our case, the few defects were addressed immediately and resolved without issues. Communication with our general contractor (GC) is flawless and smooth; truly exemplary.
