A brief introduction: I am 32 years old and plan to build a semi-detached house on a building plot together with a friend (this is allowed, we have confirmed it with the city administration)! The development area is still in the planning stage, and applications for building plots are expected to open next month.
The plot is located in Baden-Württemberg! The cost for the plot is 160,000 euros, so 80,000 euros per half (including development costs).
We want to build something simple: approximately 130m2 (1,400 sq ft), two full floors, possibly a basement (if the budget allows), and a garage or carport with a small storage shed. The finish doesn’t have to be high-end, but it shouldn’t be cheap or low quality either (a reasonably balanced approach).
We are both skilled with DIY and would like to do some of the work ourselves!
Now my question: Which prefab house manufacturers would you recommend for semi-detached houses? And what costs should we expect? (Just to get an idea if this is financially feasible for us.)

But: buy a book about modern house construction.
You don’t know what prefab house really means. And therefore, you are barely familiar with other common terms that are essential in the building industry.
Building a house puts a strain on partnerships that want to work together.
Among friends, a virtual power struggle often arises when agreements need to be made. Be prepared that after the construction, you might have one less friend each. That’s life. Unfortunately.

Of course, friendships and relationships will be seriously tested with this, but we have already been through so much together (illnesses / hardships) that I am optimistic!
However, there is always some risk involved...
Has no one here built a detached house with a prefabricated house manufacturer?

Heating? Only the house, more or less turnkey – without basement, garage/carport, and exterior landscaping. Additional construction-related costs come on top.

In my opinion, every house should be individually designed. Then, a detailed building specification is created based on your requirements, which you should have previously discussed with an independent building consultant. This serves as the basis for a cost calculation.
Unknown factors still include possible additional expenses for the foundation due to poor soil conditions and/or a sloped site.
On average, building a house in Bavaria costs
€1800 to €2200 per m² (approx. $210 to $260 per sq ft) for a turnkey house with a slab foundation, simple architecture, and average finishing according to the Energy Saving Ordinance requirements.
For an Efficiency House 55 standard, you should expect at least about €2500 per m² (approx. $230 per sq ft).
However, these are only rough estimates based on my consulting experience in recent months. The price really depends on how you envision your house.
The price for a basement ranges between €50,000 and €70,000 (approx. $54,000 to $76,000). The main price differences here depend on soil conditions and intended use.
Houses come
- in various energy efficiency classes (Energy Saving Ordinance, KfW 55, 40, and 40 plus),
- with different heating and ventilation systems,
- with very different levels of finishing,
- using a wide range of building materials and components
