ᐅ Is a turnkey wooden house possible for under €300,000?

Hello.

We are planning to buy a plot of land in the Lüchow-Dannenberg district and build a wooden house on it. As usual, I have searched the internet for various construction companies, but I am struggling to understand the jungle of different completion stages and definitions of turnkey and so on.

The companies I have spoken to so far generally do not offer turnkey construction. However, from their experience, the cost after all trades is roughly 2500 € per square meter (2500 € per 10.8 square feet) (which would be turnkey). Does anyone know a house builder who can build more cheaply? Ideally, one based in Lower Saxony?

We don’t need much luxury to be happy. I can easily do without electric shutters, underfloor heating, a freestanding bathtub, and so on.

It would be great to have a gallery overlooking the living room, plenty of glass, and a fireplace or stove.

There should be at least three bedrooms and a living room.

120 square meters (1300 square feet) would be enough, but more would be preferable.

Does anyone have any ideas?

I don’t know about others, but the floor plan and the photos are completely misleading.

- No measurements
- No utility room / technical room
- And photo 5 shows the ground floor; just the open-plan area alone feels like 60-70 sqm (650-750 sq ft)

As I mentioned, the third room can be realized on the mezzanine. This way, there would be two small children's bedrooms upstairs, a bedroom for my wife and me downstairs, and a living room that would more than meet our needs.
Admittedly, it is not particularly large, but it is meant to illustrate that building a house accommodating my requirements within 105 square meters (1130 square feet) is absolutely possible. And what can be achieved in 105 square meters (1130 square feet) should also be possible in 130 square meters (1400 square feet)... Of course, at a different price.

You should also consider that your example house is built on a basement. That’s where the second staircase leads (and how confusing are different staircases, really). The basement likely also contains the technical equipment and storage space. So, in fact, it is significantly larger. If you now only look at the ground floor and the upper floor and want to find space there for a utility room and storage, it becomes clear why all of that can’t fit into 100sqm (1,076 sq ft).

Draw proper furniture to scale in every floor plan you like.

The house includes a basement. It lacks the building services, laundry, and storage rooms.

For example, the walk-in closet doesn’t work. It is far too narrow.

This house is just an example. My goal is to find out if there is any way to realize my idea of a wooden house for under 300,000 € (about 320,000 USD). Sonnleitner, a company I would classify in the higher price range, can build a 105 sqm (1,130 sq ft) house with a fireplace and a gallery for 278,000 € (at this price, it can probably be assumed to be turnkey). So maybe somewhere out there, there is a company that can build a slightly larger version of such a house for that price or a bit more. I’m realizing now... I still can’t let go of the desire for a gallery when I look at these pictures...

Don't forget the additional construction costs, those are still missing.
