Hello dear forum,

Specifically, we are building a house and have a covered balcony on the first floor (for better understanding, please see the attached elevation and floor plan).

We would like to access the attic via this balcony. However, we now need an attic ladder suitable for outdoor use. We have already inquired with Wippro, but their ladders are not suitable for this purpose.

We appreciate any advice,
Best regards, Jennifer

You have the same problem there as if you build a staircase over the existing one. The attic height is 1.60 meters (5 feet 3 inches). So the staircase will also exit from the balcony into the shallow part of the roof with a maximum height of only 80 centimeters (31 inches). This remains almost as uncomfortable as the presumably existing folding staircase/ladder. And the balcony gets ruined because half of it would be taken up by a staircase.

A practical solution would be a spiral staircase placed directly under the ridge, meaning in the bedroom or children's room.

Sorry, I didn’t explain clearly enough. We want to install a folding attic ladder accessible from the balcony. If we place the attic ladder on the balcony, it will definitely be a folding ladder. In my opinion, this means the balcony won’t be spoiled.

An alternative would be to position the folding ladder in the hallway. However, my partner doesn’t want this because when cold meets warm air, mold regularly starts to develop. At least, I have never seen a folding ladder installed indoors (no matter how well insulated) that wasn’t affected by mold.

Therefore, we are now looking for a folding attic ladder suitable for outdoor use. We are willing to accept the limited height.

Best regards, Jennifer

I’m not familiar with the stair topic, but in one apartment we have an emergency escape staircase that goes from the attic to the stairwell and can be folded out both from above and below. It is made of metal, but I can’t provide a manufacturer. However, you might find something suitable using this search term.

Why should the staircase that is not exposed to rain be held to higher standards than one installed indoors?
Even an airtight connection is not necessarily required.
The temperature stress in the roof area is the same for both interior and exterior staircases.

That is the crucial question... The manufacturer "Wippro" has informed us that their attic stairs are NOT suitable for this purpose. Now the only question is, which attic stairs ARE suitable?

The stairs are not exposed to rain, but I can imagine that the problem might be related to dew-induced moisture, which often occurs at this time of year. The cover (not the stairs) certainly gets exposed to a lot of moisture because of this.
