Hello dear forum,

Specifically, we are building a house and have a covered balcony on the first floor (for better understanding, please see the attached elevation and floor plan).

We would like to access the attic via this balcony. However, we now need an attic ladder suitable for outdoor use. We have already inquired with Wippro, but their ladders are not suitable for this purpose.

We appreciate any advice,
Best regards, Jennifer

I would most likely block the balcony door in this case, meaning everything that needs to be carried up has to be moved as a whole across to the balcony railing first, so that you don’t have to pass through the balcony door anymore, and only then you unfold the retractable ladder.

I hadn’t considered that at all. We still need to think about it...

What are the regulations in Austria?

I don’t know unfortunately, but I imagine Austria has similar rules. However, regulations are one thing… the actually moldy attic hatch is another.

I will definitely discuss your suggestions with my partner today. Thanks for the input!

Why not a hatch in the upper floor hallway?

Because of the regularly occurring mold caused by warm air meeting cold surfaces.

Is Vorarlberg also your construction site? I was wondering how much the regulations you have to follow there influence the situation. Here, it is actually the modern insulation requirements that make the temperature difference between the living space and the attic significant – in the past, the attic was simply "heated along," so the effect was correspondingly smaller.

Can the climate in Vorarlberg be roughly compared to that of the Allgäu region?

Yes, we are building in Vorarlberg. Since Vorarlberg borders Allgäu, the climate can definitely be considered very similar. In the past, mold formation around the attic hatch was usually not a big issue. Because in our case the attic is not “heated along” anymore, mold problems can definitely occur. I actually know many (including newer) houses where mold forms there. That’s why we are considering relocating the attic access to the balcony.

That seems to be your main concern...
Well, I have never seen a moldy attic hatch. Just install a proper one and that’s that...

That is indeed the only reason for wanting to install it on the balcony. ;-)

Yes, and completely unfounded...
