Hello everyone,

we would like to present our floor plan to you. It is based on our ideas and preferences and is an initial self-created draft. We are planning on a nearly level plot without a basement under the house.

What is important to us is easy access to the covered terrace, a parent zone that we can use even in old age, and the possibility to separate the upper floor from the ground floor quite easily.

We look forward to your opinions!

Development Plan / Restrictions
Size of the plot: approx. 1000 m² (12000 sq ft) planned, layout still to be decided
Slope: slight inclination to the south
Site coverage ratio: 0.2 – 0.3
Floor area ratio
Building envelope, building line and boundary
Edge development
Number of parking spaces
Number of stories
Roof type: no restrictions
Style: modern
Orientation: see attachment, south is at the bottom
Maximum heights / limits:
Further requirements

Client Requirements
Style, roof type, building type: modern, flat roof, shed roof or hip roof
Basement, number of floors: 2 floors, carport/garage with basement
Number of occupants, age: 4 people, 2 adults, 2 children, 3rd child not excluded
Space requirements on ground and upper floor:
Office: family use or home office?
Guest bedrooms per year
Open or closed architecture
Conservative or modern construction
Open kitchen, kitchen island: kitchen island, combined living and dining area
Number of dining seats: at least 6
Fireplace: optional
Balcony, roof terrace: yes
Garage, carport: either/or
Additional wishes / special features / daily routine, also reasons why certain things should or should not be included: we want the option to separate the ground floor and upper floor. On the upper floor, it should be possible to install a small kitchenette and a washing machine in the bathroom. The ground floor should also be well suited for use in old age. Covered/wind-protected terrace, easy access from the kitchen to the terrace.

What would definitely bother me a lot is the fact that to get from the bedroom to the bathroom or toilet, I always have to go through the hallway.
I quite like to sleep naked sometimes, and if you have to get up at night while the kids are older and sitting with guests in the living area while I’m already trying to rest... no, really not. That would be too little privacy for me.
And in that situation, with the kids still awake in the living area and me in bed, I would prefer my bedroom to be located somewhere other than right next to the living room.

I’m going to suggest one without this interior corner.
More closely based on the original plan. Only the ground floor – I consider the upper floor not difficult here – unfortunately, I don’t have time for that today.

With the whole sauna-pool plan, the garden design should also be taken into account. I first picture the terrace for cocktails and nearby, the pool with a short path to the bathroom. In the current plan by the original poster, the swimming fun and drinking party feel too separated.

We will also give this some more thought to see if it might bother us as well.

@kaho674 *super* ... it also has the advantage that the entrance on the east side does not interfere with the garage driveway. I would make some slight adjustments to the floor-to-ceiling windows ... but other than that

It definitely looks very good. The upper floor would probably be doable. What bothers me is that the toilet is located in the dirty zone.
The open-plan area doesn’t feel truly open to me; it feels too segmented.

Regarding the interior corner: what if it were shifted slightly to the south? Then the first view would definitely be towards the window, wouldn’t it?

P.s. The stair termination is a design flaw... a wall needs to be extended along there. Also, the stair will have to include a landing. Right now, it’s just open and floating.

Honestly, I don’t quite understand the problem with the stairs. There is a continuous wall in the middle of the staircase. The stairs rest on the upper floor’s slab. On the ground floor, there’s a sloped ceiling in the bathroom (definitely not ideal), and on the upper floor, the office entrance is on the left. The upper floor slab rests on the wall adjacent to the bathroom. That should work, right?
